Very harrowing and painful experience with UNIC Villas, I don't recommend their services to anyone.
We reached an oral and written agreement with conditions for the purchase of a property in La Nucia. We asked to formalise it in a purchase contract, sign and pay a full 10% deposit when conditions were met. I would be happy to pay a small deposit to take the property off the market and UNIC knew that we were also carrying the costs of EUR 850 for a technical inspection and taxation of the property.
UNIC said ‘OK just let us know when you are done’ and did not ask for the smaller deposit. What the agent did NOT say was that he was going to keep the property on the market and continue viewings behind our back, with knowledge of the seller. In a matter of days, secretly a new offer was made by another buyer.
To our horror, on the day of the technical inspection we were informed (via a cowardly whatsapp message) that we had to cancel that, that there was a higher offer and if we still wanted the property that we could place a higher or equal bid. We were also told that whoever paid 10% first would get the house. We insisted that we had a deal confirmed in writing, that we had already spent EUR 850 on the inspection, and that we would keep them to the agreement. Their reply: "I have no idea what you are talking about". We were thinking of pressing charges, but the event has left us emotionally wrecked.

This is the way UNIC operates:
- They have zero empathy for buyer conditions;
- They deny the existence of oral and written agreements;
- They fail to communicate about seller conditions to take a property off the market;
- They have no moral values. They let a client spend hundreds of euros on services without informing them that this expense is at risk.

But the most important aspect that UNIC lacks is humanity. Understanding how selling real estate works. We are not buying a sandwich, buying a house is a life-changing event. UNIC does not care. The fact that their agent takes pride in working in real estate for more than 30 years and still displays the above behaviour, is a total failure of humanity. If you don't mind this, UNIC is your agency.
