For a middle class person, who is not much aware of the process especially documentation part ,executing a deal in real estate in India is a very complicated task. There are few prominent reasons for this:
1. This industry is unorganised, which means it is infested by unscrupulous middle-men known as brokers. These brokers are either shrewd who swindle an innocent middle-class person trying to buy/sell a property or they themselves are unaware of the documentation part and the steps in the so-called process( read Registration with the government).
2. The documents are , for example in Maharashtra, in local language( Marathi) , which may be abstruse for a non Maharashtrian.
3. There is no systemic record of prevailing prices and the deals are often sealed by the intersection of two variables- the whims and fancies of the seller and the persuasion of the broker. There is no way a buyer can come to know whether he had a fair deal or he was gouged by this intersection.
When I was introduced to Naresh Menghrajani I had all these concerns in mind and I entered into the negotiation with an apprehension and anxiety. I was lucky to get into this deal with Naresh. Why ? Because he works in a very structured and transparent manner, and the best part is his intentions, which are not focused at creating unwarranted profit for himself at the buyer's expense. Rather, he looks for a win-win situation and that is not only true for the agreement on price , but also for all the other variables integral to the deal such as late payment penalty, cancellation charges etc.
Naresh is a second generation entrepreneur and being educated and suave, he works in a very professional manner that is very rare in this industry. His book-keeping ability and his eyes for details are exemplary and they inspire confidence in any normal middle class buyer like me.
