In my opinion, the majority of people writing negative reviews have unreasonable expectations for a hotel at this price. My husband and I came here just for a place to rest after a busy birthday and we really enjoyed the stay.

The front staff was incredibly friendly and check in was easy. Our room was spacious, generally clean and welcoming. They have nice TVs, a mini fridge and a microwave. The real star of the rooms are the beds. They have incredibly soft linens and comfy mattresses.

Our dog came to stay with us and they only charge $15 (which comes out of a $100 security deposit which they explained to us before changing my card). That rate is a STEAL for having a pet stay the night.

The hidden gem at this hotel is the small outdoor pool! It was very clean and we had it all to ourselves. They have pool lounging chairs and a small deck for sunning as well.

For the price, this hotel was an absolute steal. The rooms were clean and inside was redone and looks amazing. This hotel is better than the two best western plus hotels I’ve stayed at previously on my trip. The staff was very kind and you could tell they really took pride in their place. We had a mechanical issue for the car and the owner took time for us and graciously helped me get going again. The pool area is nice and clean. The inside has a modern feel and above all the staff were amazingly kind and you could tell they really cared about their hotel.

I frequent hotels often due to my job...when I stay here I feel safe! The staff recognize me and go above and beyond to ensure my stay is always a positive experience. If there has ever been an issue the staff were quick to correct the problem. I have stayed at other hotel chains that are not as clean, have less then desirable clients, and the staff was not as personable.

Nice little hotel, the rooms are not super clean. Cob webs on fixtures. Old carpet. Dog friendly. Breakfast options are very limited. Lots of BNSF guys stay here.

I’m impressed by this hotel. Great room. Great service. Big breakfast. Only hitch was when we were handed someone else’s bill. We noticed it after we got home. They need to be careful with privacy. Hope our bill didn’t end up in someone else’s hands. We will stay again.

This hotel was great! First off the building looks really cool. I arrived in the afternoon and the front desk was very friendly. The got me all checked in in a matter of minutes and then she handed me two free beverage tickets for the happy hour that was going on right inside the hotel restaurant. Its not often I get that kind of service! The place was filled with friendly and attractive people.

The room itself was very comfortable and quiet. Great bed! Great shower! I was able to buy food for me room because it had a mini fridge, microwave and coffee maker. The TV was great and the air conditioner was wonderful.

Its location is nice too, it's right off the interstate, just outside of downtown and near numerous restaurants and coffee shops. Very comfortable, clean, safe and affordable.

Decent place with a good price. Room was very clean and organized, friendly and helpful staff. Solid breakfast spread with Belgian waffle machines and batter, cold drink options, fresh fruit, bagels with cream cheese, several cereal options. Desk in the room was nice with a reclining desk chair and a large flat screen TV. List of local food joints that deliver at the front desk, with many more options not listed still in the delivery range. Right off 435 so very convenient with adequate parking, even for my 18 wheeler. Would definitely stay again.

Pet friendly, clean. I wish we didn't have to be gone before the free breakfast.

We haven’t stayed at Comfort Inns extensively like we have other chains, but after this visit I’m curious to try others out and see if they are just as awesome. The lobby area is super classy and features a small book rack full of a variety of literature – a great idea! At our easy check-in we were greeted with a generous amount of complimentary drink tickets for happy hour. The complimentary breakfast also includes made to order omelets – which as an egg connoisseur I can say were delicious. Fast WiFi that was simple to log on as well. There was also plenty of room to park a sprinter and trailer. The beds and pillows were super comfy and the rooms were in great working order with wonderful soundproofing to boot. This hotel is also in a convenient location right off of the interstate as well with tons of dining and shopping options. A+

Cozy room, crazy nice staff. Parking was ample, nice places to walk to for food. Overall, very very good. Everything was where it was supposed to be which is nice. The towels were soft and the bed was the best bed I've ever slept on in the Kansas City area and that's no joke because I keep track of this kind of thing. Also don't sleep on the fact that the microwave and mini-fridge are clutch.

Clean, safe location, two happy hour drinks for 2. Also decent breakfast with made to order omelette. Beds comfy and clean. Coin operated Washer/dryer right by I've machine and elevator No complaints at all! I'll definitely stay again.

The hotel was very nice and clean and the beds comfortable. Good shower pressure. Really great breakfast, they have a short order cook that makes omelettes with whatever you want on it (I believe they were 3 egg omelettes). There is also waffles, yogurt, and a few different juices. Good safe neighborhood. Lots of restaurant options within a short drive. Would definitely stay there again.

I have no idea why this Comfort Inn has been given stars as low as 2. Apparently new management or they decided to uplevel this hotel. The staff treated me great and dressed professionally. Breakfast was quite good, better than what i'd expect for complimentary continental. Parking was easy and accessible.
The room was spotless, with no unpleasant scent whatsoever, very clean and new linens, quilt, and pillows...fresh scented. Furniture was fairly new and in excellent shape. The heating/cooling unit was quiet and worked great. Towels were all fresh and folded. The fridge worked. TV was fine with working remote, Lighting is conveniently placed. Internet was free and worked great. I didn't have a folding suitcase support/stand. Bathroom had a little mold along the tub line which is only reason I considered knocking my rating down from a 5. I would highly recommend this hotel.

I had a wonderful experience at this hotel! Clean and neat rooms and the staff was kind. The lobby is very beautiful and I was greeted warmly by the front desk. The food is excellent, with a great selection of hot breakfast. I would 100% stay at this hotel again and would recommend to friends and families!

The staff and hotel earned this 5 star rating. The rooms were excellent. Clean and comfy. The in house hot breakfast was actually good. Parking was well lit and clean. Wonderful location for easy access to 435 and if you sneak out Marty Rd it gives you access to the north south corridors... Thank You !!!

My stay at Comfort Inn & Suites Overland Park was comfortable and convenient. This place seemed busy upon arrival, but check in was easy and my room was very quiet.

The room had a large and very comfortable bed, a seating area to stretch out, and a desk to get some work done. Shower was good. There was also a mini fridge and a microwave. Comes in handy as there are plenty of restaurants close (leftovers!) as well as a food pantry with snacks and small meals to purchase right in the lobby. Speaking of food, there is also a free breakfast in the morning

All the other amenities you would expect — free wifi, fitness room, outdoor pool (during the warmer months). The staff were courteous and friendly. All in all a fantastic stay. Well done Comfort Inn!

Im consistently pleased with Comfort Inns but Comfort Inn & Suites in Overland Park was a little extra. Great sized non-smoking room with double queens, fridge, microwave, and coffee maker. Plush Mattresses, comfy pillows & extra clean bathroom makes you feel at home. Nice quiet stay and we'll definitely be back when passing through. Made to order omelettes were also a nice touch. Had a great stay.

This is the best service I have ever received at a hotel. I’ve stayed at many “high end” hotels and this place has them all beat. We had an unexpected dilemma while in Overland Park and Harry, Teddy and Kim went way above and beyond what was expected of them. They truly care about their guests and their experience while visiting. I’ve owned customer experience based businesses for the last decade and let me assure you, the staff here put on a masterclass of customer service. Also, the hotel was nicely furnished and provided an excellent breakfast. If you’re looking for a clean and convenient hotel for business or leisure travel...THIS IS IT. Superb in every way!

It is a nice and clean and comfortable hotel. The bathroom was good as well. It had nice sized fridge and decent size microwave oven. The AC was cool, and the carpet was clean. Breakfast was great, including fresh omelette. There is also waffles, yogurt, and a few different juices. WiFi was fast and reliable. It was conveniently located near the highway in Overland Park. I would definitely stay there again.

First of all, the coffee is good. After driving 8+ hours on Christmas Eve, the Comfort Inn & Suites Overland Park was a welcome destination. Check in was easy. The place is well kept. Most importantly, there was hot coffee still waiting in the lobby. And, it was good. Breakfast looked nice, but I didn't have a chance to sample any of the fare. It was Christmas Day, and there were still hours of southbound travel ahead. We got a good night's sleep, and I attribute that partly to our stay at the Comfort Inn & Suites.
The hotel, the price, and the value all match. This is a great place to stay, or call home while traveling.
