Our agent at Howard Hanna in Hermitage was Pam Hrabosky, and she is a gem! Pam is extremely knowledgeable, patient, kind, and attentive to the seller. She walked us through the process of listing our home and made upgrade suggestions to get us the best possible price. She went to work immediately with private showings, sometimes twice a day! She was thoughtful and considerate of our needs every time. She sold our home in a fairly high price range in two weeks.
Pam also set in motion the financing for our next home two hours away, by choosing an agent in that location, and introducing us to a HH loan originator in Hermitage. So she assembled a Howard Hanna TEAM for us; together Pam Hrabosky, Forrest Jewell, and Kara Kirkbride sold, financed, and purchased our new home. It was a seamless process!

I’ve bought a home where the seller was represented by this agency. The seller was disreputable, and I question how much the realtor knew. The seller took the antenna attached to the house, the foundation was cracked, the seller took part of the HVAC system, and the furnace was spewing carbon monoxide. It would have killed me if I had turned it on. The main support beam for the house had been cut and hidden with carpeting. This was an extremely dishonest sale. I realize that the owner did not disclose, and now I am considering what actions, if any, to take against that person. The fact that she could have killed me with that furnace, and didn’t disclose it, bothers me a great deal. I did not understand why she was not currently living in the house. I did not understand why she thought a home warranty with the furnace included was necessary. After she had removed part of the HVAC system, I decided to have someone investigate to see what had been removed. That is the only way I discovered it was spewing carbon monoxide from a working furnace. This sale almost KILLED me and I would never recommend a realtor that represented such a dishonest sale. And yes, I did have a home inspection and he missed most of this so I gave him one star as well.

Purchasing a home using this office was the worst decision I made! Using them for my finding was the second. My life has been a nightmare trying to find my 1st mtg payment as they sold my loan days after it closed but I didn’t get notification. Broker and agent were both horrible and at the end of the day I knew all they wanted was my money not to help me. Agent knew nothing about where I was buying the house and instead of referring me to someone who could help me, he basically left me in the dark. He didn’t show up for inspection or the closing. But I’m sure he’s enjoying his commission. Broker waited to the last minute to tell me what my closing costs were which cost me more money to wire them. He didn’t go over any of my loan paperwork and as a first time home buyer he left me to find alternative resources to ask. Both my agent and broker out of Hermitage PA are 2 people I wish I never met! I might of enjoyed buying my first home if it weren’t for them.
Now I’m delinquent on my first payment with my new lender cause Howard Hannah claims they can’t find my mtg yet they took my payment.
NIGHTMARE!

The agent we hired was horrible, didn't do the minimal work of verifying repairs and receipts for conditions of sale, or having conditions of sale form included in closing documents, so we couldn't hold seller responsible. Howard Hannah paid us damages ONLY because I hired an attorney and they knew they would lose in court. HH continually lied about issues, until they were caught, yet no apologizies for anything. Hiring HH was a bad experience for us, yet they continued to hold the incompetent agent as one of their best. Unprofessional and irresponsible.

The agent Rae Lin is horrible does not notify us when she leaves the house. Then when i complain she states that if we are so concerned leaving the dog crated should take him with us. Today the clients looked at our home for the second time, this visit Rae Lin left the door unlocked with the key in the door and the lockbox on the table. Open to the world, when I confronted her by phone she did not seem to think it was an issue stating she hardly ever does that. Not very professional. I will not have her on my property.
