What a charming hotel! The staff is exceptionally friendly and helpful, and our room was clean and suited our needs perfectly. The only drawback was thin walls, making it easy to hear other guests, but the staff's kindness and the excellent amenities made up for it. The complimentary bike rentals were a great perk, and holding our luggage after checkout was very convenient. I highly recommend this place and look forward to returning!

Wonderful hotel right on the beach! Very friendly and helpful staff. Breakfast was perfect and having bikes and beach gear to borrow was amazing! We biked to Balboa pier!
So many places to relax and enjoy the view and loved the puzzle!

Was a great couples trip. This section of the beach is where the restaurants and bars are so can walk anywhere. Hotel had chairs and umbrellas for beach use, bikes to use. Just a wonderful place and staff

What a lovely hotel!!! Staff is extremely friendly and helpful. Room was nice and clean. Simple for our needs. Only negative is room walls were thin (we could hear other guests easily) but staff is kind and the amenities were nice! Bikes were great to use and they held our luggage all day after we checked out which was really nice. Highly recommend and cant wait to return!

Loved staying at this place, only wish we could’ve stayed longer. The room was small but well appointed. I think the shower was the highlight. The room we selected was definitely best suited for a couple. We loved that it is right on the boardwalk and beach. The staff was very helpful. They had free bikes, towels and chairs you could borrow which made the stay even better.

Had room 101. Amazing view of the surfing/ocean. MAKE SURE YOU MAKE PARKING RESERVATIONS IN ADVANCE! Rooms are old but everything was beautiful. Close to every kind of food you can think of. Windows open to get that fresh open air! It’s loud in the area due to restaurants so close but it still is amazing.

Delightful boutique hotel, wonderfully helpful staff. The rooms were compact but spacious bathroom, with an actual bath tub 👌
Fabulous location literally on the beach.
I borrowed one of their bicycles & cycled down the beach to Balboa, a delightful way to start the week.
I will absolutely be staying here next time I come to Newport

Beautiful place! They have everything available to relax at the beach like bikes, chairs, towels, etc & a continental breakfast & coffee all day. The staff is very welcoming & helpful. Beautiful rooms! King Bed was so comfy🥰 Great location step out onto the beach & all the restaurants are within a few steps!

Stayed here for our spring break. Everything was AMAZING! Now, if I said amazing in all caps, why did I give it 4 stars on anything? It is to set expectations. The hotel is an old building and some of it shows its age. Did any of that age detract from the great stay we had... NOT AT ALL. The location was amazing. The hotel staff was off the charts good (thanks Chris!!). We paid for parking and that was an awesome upgrade, it made things much easier to get in and out of a busy area. The room was simple (weird layout might fit as a description) but very functional for my family of 3. The continental breakfast was simple but effective. The beach towels and chairs for use was a nice perk... and they even had a shelf of sunscreens for customer use. I could go on but simply put, would I stay here again... 100%, would I recommend to others... 100%.

Newport Beach Hotel is an absolutely perfect little place to stay if you want to enjoy the Balboa peninsula. The staff is incredibly friendly and accommodating, and you really feel like they are there to help out and make your stay better no matter the time or request!

The rooms are clean and comfortable, with soft blankets and towels. The shower/bath tub was large and filled with natural light. The room was filled with all the small things you'd want, like nice smelling soaps and tasty coffee packets for the morning.

The location is AMAZING!!! Literally steps from a soft, clean beach. They had towels, umbrellas, chairs, and even bikes that were available with zero hastle. Just take 'em and go relax!

If you're looking for a intimate and cute space with top tier offerings and accommodations, fantastic staff, and a beautiful beachfront view, look no further!

Lovely little spot with a homey beach b&b atmosphere. Our room was very comfy, especially liked the soft throw blankets. I recently moved to the west coast from Florida and was happy to find a little seaside inn like the one I frequented in FL. Prices aren’t bad for the location which is right along a small string of shops on the beach, and there was a farmers market by the pier on Sunday. Will be back for a longer vacation & bringing the rest of the family!

I had a great one night stay at this charming little hotel. More like a bed and breakfast. Creaky worn stairs, irregular building shape, right on the ocean and at the end of the shops and food places along the beach. Rooms were bright and comfortable. I appreciated the overhead fan, as I always sleep with one on! Quirky room design with a garden tub. Wished I could have stayed longer!

We were only able to spend 1 night here, actually a short night, but the place is quaint, amazing, and the 100 year old details are still as fresh and beautiful as new. Michael the manager missed his calling as a caregiver, he's been attentive, service oriented and extremely welcoming and polite (we rolled in late) and was the first smile we were met with this morning. If you like quaint, early American details, beach front, and personal service stay here!

I hesitate to write a review because I'll have trouble getting a room. I just love this hotel. The location is perfect, the staff is so helpful. Walks on the beach is right there. Bikes available to take to the ferry. Lovely rooms. Flying fish resturants is right next door and is delicious! 5 stars for this hotel!

My wife and I enjoy this place immensely. We normally have wine on the 2nd floor terrace that overlooks the sea ocean. My wife and I normally don't stay as we live roughly an hour away and are too close, but as a special treat, she treated me to a one night stay for a promotion. The room was wonderful and the view always spectacular. I would do it again if I had the time. And the hosts and managers are always welcoming, pleasant, and take care of you very well.

Absolutely in love with this boutique hotel. The team was great! Shout out to Christian who went above and beyond! Rooms and overall the hotel was amazing! Breakfast in the morning had a great selection. Location is AWESOME! Hands down this is a place I will be returning again!

Couldn’t recommend this place anymore! It was so great. Small, cute boutique hotel right on the beach & in the action! The staff was very helpful and accommodating. The free bikes / beach equipment was a total plus! I recommend using the hotel parking as the public parking is hard to come by & the hotel private lot is gated which ensures your car will be safe.

3 adults and two children, stayed here for three days in March of 2022. We loved it! The staff was gracious, kind and went out of their way to ensure we were taken care of. The breakfast consisted of yogurt, milk, bagels, muffins (packaged) granola & berries, hard boiled eggs, coffee & creamers, and a variety of teas. There were several excellent restaurants within walking distance and the beach was half a block and across one street. Our rooms were immaculately cleaned, the appliances fairly new and the kitchen had everything we needed. We cannot wait to stay here again, next year!

Great location on the beach. Convenient to plenty of restaurants and places to grab a drink. Very nice rooms. Super friendly and helpful staff. We will definitely stay here again.

Just got back from our weekend stay here, wish we could’ve stayed a whole week! We stayed in the Regatta Spa. The location was perfect, right on the beach! Everything you need is in walking distance, the staff was incredibly nice, the rooms were clean and large. They have beach chairs, bikes, beach toys, umbrellas and plenty of sunscreen and aloe available to borrow as well. Will definitely be back!
