I was lucky enough to discover Josh! We started our loan with a different lender, 6 days into escrow she advised me that there was no way she can do my loan. My wife and I think that Josh deserve more than 5 stars. Josh is very knowledgeable about his job. He has a super team that works incredibly well and fast. What really makes a difference between him and other agents is, Josh is friendly and real with his clients. He never will cause pressure on you. Plus every time we called him for questions he answered his phone at any time and even during the weekends. He showed us several houses and he never gave up. Once we found the house that we wanted it was not easy because it had several applicants for that particular place, but Josh said, Ok don't worry if you like this house I will get it for you guys no matter what and he really got it for us. First was our home purchase in Yorba Linda. A true dream home that already had multiple offers which did not deter Josh. Not sure how he broke through to the seller's agent but we ended up with the home at asking price and was not even the highest bid! He prepared us and had all the ducks in a row to make us the most attractive bid and it worked out. Josh provides a total vertical service and procured the loan and got us into our dream house.

I initially started my loan process for the purchase of my first home with Q*****n, and it went well at first. As the process moved along, terms changed, mistakes were made, and the person I initially started the process with disappeared, literally stopped taking my phone calls. It's like you get passed along to different people during different periods of the loan process. However, the seller in my transaction, required that I got cross qualified with Joshua Silva/HLS Realty as part of the terms of our deal. I went through the process with submitting documents etc., and even though I hated that this was part of the terms since I was already fully qualified with Q*****n, it ended up being a blessing. The service I received from Joshua during the cross qualification felt customized to me. After being qualified with them as well, I had no other choice but to let the other company go. It would have been a disservice to myself if I continued doing business with them. Joshua took the time to understand my needs and goals, and that's all he needed. He and is team did it ALL. My stress level immediately went down. He was very familiar and Knowledgeable with the property I was buying, as well as the neighborhood. I first meet Joshua Silva at one of my Open Houses in Indian Wells. He was looking at homes in the desert for his family. As a realtor I couldn't help but ask a few questions. Josh is not only great at what he does, he is also an awesome human being!
