Holiday Inn Express & Suites Lenexa - Overland Park Area, an IHG Hotel

The room we booked for two nights (last weekend of July 2024) was so clean, well kept. It appeared the reviews were right.

Good observations: breakfast is well maintained and looks good! I don’t eat breakfast, but did have coffee. There was more than one staff member covering the help yourself breakfast. There are six clean booster seats available—family friendly.
Staff behind the desk looks professional and acts professional. I had limited interaction with desk folks, but night time staff wore the same outfits as daytime staff (you knew who was an employee) and treated us professionally and graciously without demeaning their staff or us.
The lobby had a seating area that was spacious, but not comfortable enough to want to camp out there. Kept spotless.
Outdoor seating off the breakfast area was nice and looked good! It is right next to the highway, so it isn’t quiet, but it is well cared for.
Didn’t use but available: Guest laundry, pool, fitness room, copier/printer, two guest computers.

Housekeeping setback: The first night, neither one of us slept well, but that was not the problem of the bed, pillows, noise of fridge, or temp of room. It’s just something we struggle with sometimes. So because of that, hung up the do not disturb sign until we were ready to leave. We left the room around 10. The maid’s cart was right outside our door as was the maid (we had to walk around the cart—no big deal—just to point out she saw us, and we communicated with her). I struggled to get the do not disturb sign off the door. She was right there. She and I made eye contact as I said good morning.

After a long day, we returned after 8pm to a room not cleaned. Because of the overnight difficulties, we really needed the room taken care of. We were disappointed. My spouse visited with staff at desk and got clean towels etc. I went and visited as well to explain with more detail. Of course, there was nothing they could do at that point but assure me they would talk to housekeeping to see if more training was needed.

Seems that “do not disturb sign” was reported by head of housekeeping (? By someone anyway) so the maid did not clean. But even after she saw us leave and remove the sign? If there is a time frame for these things, we need to know that. We could’ve gladly visited with the maid/housekeeping/staff at desk to ask that the room be tended to. I was prepared to tip larger than normal for this because what was needed was more than a normal tidy.

Another item that was just a little bothersome: the refrigerator sounded like a brewing coffee pot all night long.

Housekeeping issue aside, we will gladly use this hotel again. I am betting that was an anomaly and would be happy to return to prove that.

Our family stayed here a night to break down our trip. This hotel was very clean. The room was nice and the beds were very comfortable. Staff was very friendly and accommodating. Big shoutout to Nixon, I believe that was his name. He was very friendly. Would definitely stay here again.

Totally recommend this hotel… very clean, great service (particularly the front desk clerk Frankie, she was a doll and helped me when I was in a pickle) great location. The breakfast was better than a lot of hotels I’ve been at. Overall great hotel to stay, highly recommend for another that is in town for sports, family vacations, or just to have a getaway.

I have read the reviews of all the hotels in the area. And this one was the least scary so we gave it a shot. Everything turned out great. Nice clean room, friendly staff and no issues. Pricing was about $50 higher than I expect to pay at these type of places but I think there was a lot going on the weekend we stayed, the hotel parking lot was full. Glad we made this choice.

Great motel! The room was clean and comfortable. The bed linens were so nice, it was difficult to pry myself out of bed the next morning. You can tell the housekeeping staff takes pride in their work.

Breakfast was a nice surprise. Fresh eggs, biscuits and sausage gravy along with other typical morning fare was offered. The breakfast items were refreshed frequently.

The front desk staff was friendly and efficient. We were made to feel welcome the minute we walked in the door

Nixon was so pleasant. He was helpful with checking us into our hotel room. The best experience I’ve ever had in a hotel. So clean and well kept.

Clean and comfortable. Easy access to the highway. Mall nearby. Plenty of good eateries are nearby. Hotel is well kept and the staff was pleasant and helpful. I'll stay here again in the future for sure!

I’ve stayed here several times this year for business purposes and every visit I consistently am greeted with a friendly front desk team, my room is updated and clean, the breakfast is well maintained with a great variety, the dining space is kept immaculate, the gym is well maintained with a nice variety of equipment and always clean. My last visit is what prompted me to share a review- I checked in at 1am and was greeted by a warm smile and friendly “Dual Assistant General Manager”(unfortunately I forgot his name). He was the utmost of professional and empathetic to the long day of travel I had just experienced. When I got to my room the light had been left on for me - as a woman traveling alone this small gesture meant so much. I called down and thanked him and he graciously acted like it was nothing but it WAS something. This act of kindness was most appreciated and clearly indicative to the culture of those who work at this location. Thank you.

My friend and I had a weekend trip for the Kansas City Renfaire and I am beyond happy with our stay! The staff were all incredibly nice, attentive, and welcoming. The room was a 2 queen standard and it was PERFECT. The bathroom was a great size, included a mini fridge, and a decent sized TV. The room was very clean as well! The pool was also very clean, considering it's a hotel indoor pool. The hotel itself is in a great location. The mall is 3 minutes away and there are tons of restaurants, ranging from fine dining to fast food, all around it! Overall, I loved our time there and will definitely book here again for next year's Renfaire!

The Holiday Inn Express was spotless, which made me and my family feel safe and comfortable. After a long car trip, we could wind down and rest. I was pleased with how spacious our guest room was. The bed is one of the most comfortable beds I have ever slept on! The desk and comfortable office chair made it easy for me to finish some work. The front desk staff, as well as the staff who were in charge of cleaning and preparing the breakfast area, were accommodating and welcoming. The complementary breakfast was also a positive part of my stay, with fresh hot food and many healthy options.

I recommend this hotel to others. The only detail that would improve my stay is adding a few Spanish shows to the TV channels.

We stayed here for my son's soccer tournament and had a great experience. The hotel was clean and bright and our room was spacious. The breakfast area was well stocked and had a lot of great extras that made it easy to grab something and go (i.e. a to go bag!), or stay and eat there. I unfortunately left a pair of headphones in the room I stayed in, and realized it 2 days later. When I called to see if they still had them the front desk agent was so helpful, they did have them (yay!!), and they shipped them out to me. I will stay here again without hesitation!

Easy access from highway. Rooms were clean and comfortable. Breakfast was hot and fresh.

This was a wonderful place to stay on my way back from the Renaissance Faire. The staff were incredibly nice, and the rooms were clean.

I have yet to visit a horse with a shower and bathroom so we'll set up. A complimentary breakfast makes my heart fly ✨

I stayed here a couple months back for a few days while I was in town for training. The check in was super easy and friendly staff. The lobby is bright, clean and large. The feel you get when you walk in makes you feel cared for. I got to my room and loved the look and cleanliness. The lighting was another highlight of the room as it made me feel at home 😀 The location is close to alot of good restaurants and a nearby gas station. Hopefully I have more training in this area so I can stay here again! Highly recommend

We have stayed here two different times now and love this hotel. The rooms are nice, bright and clean. The customer service is always great. They have a great breakfast in the morning and an open eating area which is nice with a bunch of kids! I would definitely stay here again. The only con would be parking can be a bit of a pain if it is busy.

Everyone here is wonderful. Our family had a wonderful stay, the staff were all very sweet and friendly, and we felt very welcome. Definitely recommend, whether for a short stay or an extended one. ❤

Super clean rooms, great staff, hot coffee and a pretty good breakfast. The gym and pool were amazing. It's very close to several restaurants we highly recommend staying here.

This place was great. The room was super clean. Beds were comfortable. Overall a very quiet hotel. The hot breakfast in the morning was very good. The best part was the staff. I had worked with the sales rep Amanda Turner and she was great! She was quick to meet my request and took care of everything we asked for. We had an early start at a volleyball tournament and they had breakfast out an hour early so our girls could eat before starting a long day. Would definitely stay here again!

Typical HIE mid chain spot if that's what you need. If you're looking for the intercontinental this ain't it but if you manage your expectations, it's a fine place to stay. Clean, present, not expensive. It's a HIE....

Newly remodeled modern design and decor. Everything from the building front, lobby, hallways, to the rooms felt new and clean. Staff was friendly and helpful. Continental breakfast was good, and well stocked. Room was comfortable and clean. My only complaint is that the light switches in the room were wired in a very confusing way, but that won't stop me from staying here again the next time I'm in town.
