I did have to put in some leg work on my end by checking out the entire property/boundaries in person, checking online records, and by talking to as many of the adjoining property owners as I could, but that was all expected. I have to be honest, I was super nervous through the entire purchase that this was some sort of scam. It was NOT! Very different than previous home purchases I have made, but in a lot of good ways. Because there was no "realtor" involved, I feel the entire process was a bit more streamlined, and I feel like a lot of the due diligence was done before we even stepped into the process. I spent many days at my local courthouse trying to find out what was "wrong" with the land we bought, but all my research lined up with what was provided by the title search already done by Country Land Group. A few red flags had me ready to back out of the process, wondering why the property had not just been sold to a timber company as so many around me do...but the timber rights on the property were intact, and we actually ran into a family member when we were looking at the property who was able to provide some information that put us more at ease. We closed two months ago and have absolutely enjoyed our land and everything has gone so smoothly. Fastest closing I have ever had (which seemed like a red flag!), and we had a point person at Country Land Group who was very helpful throughout the whole process and quick and eager to answer any questions we had. In hindsight, I might have used a local title company instead of the one that Country Land Group works with (which was always an option), as they were a little pricey compared to our local title companies and rather difficult to reach out to for questions during closing, as a different department handled each stage, which got a little confusing. But Country Land Group was always willing to step in to help where they could. My only complaint in the whole process was that we never actually received the deed to our land. No biggie, we are local so I just went and paid for a certified copy, but I have never left a closing NOT knowing for sure I owned the property, which was a bit unsettling. It was actually more than 2 weeks AFTER closing before the deed showed up in indexing at our local courthouse, which is a long time to unsure. But we were happy with our purchase, our land, and Country Land Groups service, and feel that not only was the deal fair, but something that would have been bid up beyond our reach in the hands of a "normal" realtor on the MLS in the hot market at the time of our purchase. Just wanted to leave a review for others like me trying to do due diligence and being scared off by the unconventional marketing and sale OFF the MLS. Thank you to all at Country Land Group.

I have been looking for property in the Winnemucca area for about a year and finally found a parcel that was pretty much what I wanted. The location is far enough from town yet has easy access. I found this company after months of searching for an affordable plot for my family and I to live on. I learned a lot in that time... and frankly after researching this "Farm Finders" business they seemed to have far too many questionable issues I couldn't validate.
