So knowledgeable and patient until we found the appropriate unit. We live in Maine so Debra acted as our hands and eyes checking every worked, taking measurements and sending detailed pictures. The Selby Group is a professional and proficient real estate company. I was anxious about buying a second home in Flagler Beach. Don't know if this agent is new or just dumb ..... the whole process should have been easy 🤣

I had to do everything through the title company "Thanik you Jon"

Olivia never let me know the offer was accepted, until I text her her following day. (After seeing it pending online) Good thing she followed "state law" as per her text.

Worst realtor ever! Avoid at all costs!!!!!

Warning!!! Read before you use this company - so you can avoid the headaches we had to deal with. Also I have listed the fees, which they piecemeal to you.

Additionally, you should be treated with respect and not talked down to as though you’re someone out of college, trying to rent a property with no credit history. Especially if you come to the table with great credit and income.

Make sure you look at the lease it’s about 13 pages and includes situations where: if the washer and dryer quit working the owner is not responsible for fixing it. And this is with $2500-$3000 a month properties. We did not see this until we had already committed. Note: I’ve never seen a 13 page lease. They use a law firm that bottom feeds and tries to take every loophole to take money from people and/or not be accountable - so beware.

We left the home in WAY better shape than we found it and expected a quick turn around on the deposit. Make sure you give them your address to get your check mailed, even though they already have it from when you filled out your credit information. They said they needed that before sending, yet no one reached out to tell us.

Some events that occurred:

Wrong date on lease (2025 vs 2024). Also lease uploaded to portal was not signed by the owner. Had to be sent back and signed.

HOA paperwork that we filled out was outdated. Had to fill this out twice and provide more information than originally requested. They apparently did not accept pictures (of items) and they wanted scans.

Pro rated amount due date - needs to be in the lease. Not in a packet on the last page of some documents that the office said they gave you.

Asked Melanie to provide pictures of a couple of items in the house so we knew what to bring, and she sends back a blurry video picture that doesn’t really show what we asked for. Asked if there was a router for Wi-Fi never got an answer.

The home did not appear to be professionally cleaned as stated in the lease. We found bugs and roaches, the front door and entryway of the home had grass everywhere including on the inside, the fans have not been cleaned, the stove was dirty, the refrigerator and freezer needed to be wiped down, the bathrooms need to be wiped down, the kitchen counters and drawers were completely disgusting with dirt. We had to take everything out and clean it. Take pictures of everything when you move into a property so that they cannot blame you for their problems - that they left for you.

We found a small leak outside the property that was causing a hole in the ground. It appeared to have been an issue for a long time with no resolution. We took care of that for the owner, although the Property Manager firm should have caught this.

The owner had regularly scheduled visits for various items around the house - that we did not know about - until usually a day before the appointment, which is completely unsatisfactory. All the way up to the very end of our lease we were still getting people calling to come and do things, which in itself is not a problem, but they wanted to come within one day. In a particular situation Melanie tried to make an appointment for us without our permission, which is a violation of the lease. On another occasion, she contacted me through the Zillow app to let me know about a service that needed to be done at the home - which is ridiculous because she had my phone number and my email.

There was a closet in the home that was locked which was supposed to be disclosed on the lease and it was not.

We asked if the neighborhood had ever flooded, we were told no. Eventually we talked to neighbors and it had indeed been flooded all the way up to the property that we lived in during hurricane Matthew. At a minimum, Melanie could’ve told us that she could look into this, but she answered with an affirmative no, which was a lie.
