We love living at The Knoll at Briar Chapel! The amazing staff (Carly, Ashley, Dustin and Daryl) are the best! They are like family to us and all the residents here! They are very professional and attentive to our wants or needs! They make it a fun place to live with their community involvements with their food trucks, ice cream socials, Sweets & Treats socials among other fun activities here! This complex is new and it is beautiful inside and out! We have the best residents here that are super friendly and lookout for each other as well! Very thankful we found The Knoll and highly recommend this family fun neighborhood! Thank y’all Ashley, Carly, Dustin and Daryl for all you do for all of us happy residents!

The community is very nice, it's modern and up-to-date with some really good amenities and facilities. The location is very convenient for attending some of the area's colleges and it's not a long commute to major cities. The staff is helpful. In particular, Ashley is very friendly and professional.

OMG this place is gorgeous! I toured community & fell in love. Ashley was
very professional and answered all of my questions. She was so sweet and pleasant. I was hesitant on moving to the area but she definitely changed my mind. Love it!!!

I’ve only called this place home for a week but I can’t help but comment on how wonderful the Knoll is. For starters, Milly made my moving process so incredibly smooth. She helped me look at several floor plans and helped with my accommodations I wanted and was overall such a huge help to me. Milly made me feel at home from the beginning. Thank you for being such an awesome and caring person!

The apartments themselves are beyond gorgeous. The interior and exterior designs are very modern and sleek. The location is unbeatable being so close to Chapel hill, but still has that nature feel to it being surrounded by trees.

I feel super lucky to have found this place and make it my home :)

The team here is extremely helpful and welcoming. Milly helped me find my apartment and made the moving in process painless! The apartments are beautiful and exactly like the pictures. The location is perfect, close to chapel hill and with a grocery store right next to the complex.

The team at Knoll is exceptional. The management is very responsive and professional and the apartments are beautiful. Jennifer, Milly, Carly, Dustin, and Daryl make an incredible team.

The location of the Knoll Apartments at Briar Chapel is a BIG plus for us! We are able to drive, walk or ride a bicycle on a backroad to visit our friends living in Briar Chapel not having to get on the busy Hwy 15-501. Right down the hill from us we can walk to the new Food Lion grocery store and Refuel gas station in a few minutes, not to mention the close proximity we are to Chapel Hill & Pittsboro. The staff are friendly and helpful…our requests for information, help or maintenance has always been handled promptly and courteously. We highly recommend living here.

I enjoyed my 10 months at the Knoll--I made some good friends and had some good times there! I thought I'd share a more comprehensive review of the good, the needs-improvement, and the wish-I-knew, before I lived there.

The Good:
a. The front office and maintenance staff are great--very friendly and attentive!
b. The pool and grills are nice and they often host little social events like game nights, friends-giving, etc.
c. 2-minute walk to Food Lion, pretty convenient(sometimes too convenient)!
d. If you can get a westward facing unit, the sunsets over Briar Chapel are amazing!

Needs improvement:
a. Outside of pool season, there is not really anything else for kids to do outside. *You can hike 0.9 miles to get on Briar Chapel trails, but that's a big ask for littler ones. I don't think families with kids are the target demographic here and the walls are pretty thin; you may get a lot of noise complaints!
b. Trash/recycling is a mess, with neither the dumpster or recycling center having the capacity to handle waste from all 3 buildings.
c. You get a lot of blanket emails and random letters taped to your door about noise coming from your floor, people not cleaning up dog poop, smoking cigarettes/marijuana, etc.
d. There are some non-optional additional costs, such as valet trash and cable/internet, which will run you about $100/month. I also get a sense the owners will nickel-and-dime you at any opportunity (see examples below).

Advice for future residents:
a. If you have to move out and break your lease within 3-4 months of it ending, don't bother. They require 2-months notice of your move-out date and then after that, you have to make the tough choice of paying an ADDITIONAL 2-month penalty or just keep paying through your lease until it is re-rented. So, best case scenario, you're paying 3 months rent for an empty apartment. This is an exorbitant penalty and it really put a financial burden on my family when we moved out.
b. Pro-tip: Don't scrub the walls, the paint rubs right off--it is the cheapest wall paint I have ever seen and a running joke amongst residents--even water stains it! I spackled and sanded every little pinhole and was still charged $180 for all the extra paint required to "cover stains". When you've got a stain, just go to the office and ask for a cup of the paint and cover it with a few coats.

After leaving this place, I’m reflecting on my experience 10 months later since my last review. Milly, Carly, and Dustin were truly amazing people, but since Milly left, Ashley has not been very kind. The condominium is now fully occupied, and parking has become a nightmare.

Please READ THE LEASE CAREFULLY and BE CAREFUL! It has an auto-renewal clause that I wasn’t aware of. My lease was ending in a month when I decided to move, but I didn’t have the option because I didn’t provide the required 60 days' notice. They extended my lease for one more month at the auto-renewal rate, which meant my rent jumped from $1,870 to $2,000. On top of that, they wanted $2,500 (Month to month) plus utilities! It’s just awful! The vibe here feels so different now; it’s not the same as when we arrived.

Take note of these rules!

The condominium is new, with beautiful, delicate, and high-quality construction. A month ago, we moved in. Milly was a tremendous help throughout the process, answering all our questions and assisting us in choosing the perfect apartment. We are thrilled to be here! The community and the neighborhood are quiet and safe, and the neighbors are kind. You can walk to the Food Lion store! The staff is always available in person, by phone, or answering emails. There's a mail room secured with an access code, and you receive an email notification when your package arrives. The building isn't fully occupied yet; we hope the tranquility remains.
