A, the developer has paid all contractors who have provided services to the site. If any worker is not paid, it is not because of the developer not paying. Meanwhile, we have not recently heard one complaint of any worker not being paid. Current contractors are required to confirm that all of their payment for labour is current.

Craig, just a note to let you know that, although the road is a St.Mary Parish road, the developer has committed, at the developer's own cost, to repaving it and adding lights and camera security which will be monitored at both the gatehouse to the project and the local police stand just up the road at Friendly. The potholes have already been filled, along with some widening and resurfacing. But the full repaving will not be done until the development is fully completed. Otherwise, the trucks bringing in concrete and other materials will impose too much wear and tear, and it will just have to be redone again much earlier than otherwise. The intention is for the next repaving to last a long time. It is also our hope that the residents of the Parish will recognize this as a significant contribution to the local community, along with our having funded the full cost of construction of the new Boscobel Infant School, which is situated near the development.

Like what I'm seeing

The representative was very pleasant and welcoming. The community when completed will be awesome. While the prices of the units are on the expensive side, I must say they are wonderful and well built. Love the layout and the size of the rooms along with the finishes used in bathroom, kitchen etc. Only problem is the road you have to traverse to get there. Potholes and scenery are woeful.

Red Flag Alert Warning.
I was interested in purchasing a property on this development back in May 2023.
I visited the gated community 3 times during my holiday.
The properties seemed well built, some were completed, parts of phase 1 were still not complete.
I was assured by the realtor and the staff at the gated community that on making an offer to purchase, US$1000 had to be paid to the developer but there was no risk as if the sale did not proceed for any reason the total sum would be refunded.
My attorney, after perusing the contract in detail, recommended me not to proceed due to unacceptable conditions in the contract.
The first problem was that there was no valid title for the individual property but also no valid title for the phase of the development.
Second, consents and approvals were non existent and had not been obtained from the authories in St. Marys Parish. It is most probable that the infrastructure on the development does not meet the required standards - sewage, drainage, flood retaining ponds etc.
Communication has been a major problem with the developer. The realtor has gone silent.
After many months of effort trying to get the developer to refund the initial payment US$1000, the director has confirmed that it is non refundable.
It is astounding and disgusting that due to the developer's lack of self-respect, ordinary genuine prospective purchasers are being treated so badly.
I have come to the conclusion that, in my opinion, the developer lacks sufficient funds to complete the development.
Whilst I have lost US$1000, the developer has decided to forego a possible US$306,000 plus injection of funds from a cash buyer to recoup some of his investment and interest charges and other expenses and charges.
Your motto must be "Buyer Beware". Please DO NOT buy a property without a valid registered title and use a trusted attorney.

Lovely properties but workers presently on site have not been paid so far this year! Two months of labour, painting, landscaping, cleaning etc and still they wait for their pay. They have families to feed, many have borrowed money to get to work so are now in debt, where is the morality and conscience of the owners. Do the right thing.. you have people willing and able to work and push forward this construction site.. just pay them!

Worked on this Site for 2days , and the amount of complaints of not getting paid For extended periods by workers I received , I left and did not return, too much of this happens on large sites like this , and there is no recourse for workers as contractors are not held accountable. All that is done is the changing of contractors.
