I spent a fantastic 5 days at the Villa Nuba with my family last week! The apartment was clean and well stocked, and the beds were comfy. The outside area is perfect for eating & drinking, and the pool is lovely both day and night.
Giuseppe was a great host and gave us a brilliant list of recommendations for different food spots in Perugia (most of which come with a discount if staying at Villa Nuba!).
The city of Perugia is also lovely, filled with lovely streets, great museum, history, and a places to eat and drink. I'd suggest day trips to Assisi and Orvieto too.

I would definitely recommend staying here!

Had a fantastic first visit to Villa Nuba... I say first because I genuinely hope to make it back next year.

The house is in excellent condition with a fully appointed kitchen, bathroom (with washing machine and jacuzzi tub) and two bedrooms with comfy mattresses and cozy blankets for the chilly autumn nights. The house was warm and even had a functional fireplace with available wood for purchase if you like that kind of ambiance. Wi-fi was fast and free, and there is satellite tv for nights in, hanging out, or keeping tabs on what's happening around the world.

Villa Nuba is a 20 minute walk from food and services; 30 minutes to the historic centre of Perugia, and if that doesn't suit you, there's a main bus route about 5 minutes away.

The host was great! He was helpful, accommodating, courteous, and friendly. I had a couple of issues I needed help with (a power converter for my electronics, and airport transportation) and he was right there to help. He has even arranged a 'gold card' discount with several local restaurants.

Can't wait to go back and visit again!

We spent a week at Villa Nuba in October to use as a base to explore Umbria. Our host, Giuseppe, was top notch. After driving down from Genoa, Giuseppe greeted us warmly on our arrival and after getting us settled, he then took us on a little tour of Perugia!! What a great start to our week. This is just how Giuseppe is. He is a terrific host. He and his family have done a lovely job in converting 3 apartments. Our 2-bedder had everything we needed. It was easy to settle in and we felt very much at home. Giuseppe also gave us great recommendations for cafes and restaurants and travel tips. Eventhough it is a half hour walk into downtown Perugia, this well and truly was balanced out by the fact that we could get in and out of the area fairly easily when driving to other towns. Giuseppe really helped provide us with wonderful memories of Perugia. Grazie mille!!

We, two adults and a teenager, had a wonderful week at Villa Nuba Charming Apartments in July 2023. The villa is divided into well-equipped, beautifully maintained apartments, each with their own private entrance and outdoor sitting area and with access to the gorgeous salt water pool.
Villa Nuba is located just outside the medieval city of Perugia within walking distance of the centre. Whilst a car is not necessary to stay there - frequent local buses and taxis are easily accessible if you are not able to make the journey on foot - there is plenty of parking and good access to the main routes to the wonderful nearby towns and villages; Assisi and Spello were our favourites.
The city of Perugia is stunning with museums, galleries, cathedrals, restaurants and cafes and ideal for visitors of all ages and with varied interests. Giuseppe was such a generous host and offered a range of recommendations for places to visit and eat, including discounts, and was always available with any assistance and local knowledge we might need.
Our stay coincided with the Umbria Jazz Festival, the largest in Europe, with concerts in the main stadium, on free stages in the city streets and in venues around the city. The atmosphere in the streets, filled with music, was a delightful experience.
We would whole-heartedly recommend Villa Nuba and hope to return in future.

We spent a week at Villa Nuba in early July and had a wonderful time. Villa Nuba is a beautiful place to stay on the outskirts of the city, within easy walking distance of the centre of Perugia. The Villa is split into 3 apartments, each very private with their own entrance and outdoor space. We stayed in the Pinturicchio apartment (2 adults, 2 teenagers) and it was lovely and clean, well equipped and very comfortable. The apartment has a patio with outdoor furniture as well as a balcony with great views across the countryside. We all particularly loved the salt water pool which was fabulous. There are lots of gorgeous places to visit nearby including Assisi, Spello, Gubbio and Spoleto. Perugia itself is also fantastic. The annual Jazz Festival was on when we were there and the streets were filled with music. The cost of eating out was really reasonable and the food was excellent. Our Hosts Giuseppe and his young son were wonderful. The made us feel very welcome, were very helpful with tips on where to go and had arranged discounts for guests at local places etc. We’d love to return in the future to explore more of this beautiful part of the world. 100% recommended.

Giuseppe, the host at Villa Nuba, welcomed us warmly to his gorgeous home that felt like being in the countryside despite being just minutes from central Perugia. The immaculate, one-bedroom suite had a spa-like bathroom (steam shower/jacuzzi), old-world and cozy decor in the living room and bedroom. The king-size bed was very comfortable--a real plus. Giuseppe had a welcome basket waiting for us--pasta, sauce, wine--that made it easy to pull together our first meal in the modern kitchen. It was a bit cool to swim in the pool, but we did enjoy drinks there and on our private patio. Highly recommend this gem of Umbria

We first stayed at Villa Nuba sixteen years ago, and had such a wonderful time there that we always intended to return. We planned a visit in 2020, but Covid forced another delay. Giuseppe kindly gave us a voucher for our deposit, and in June of this year we finally made it back to Villa Nuba. Previously we stayed in the Pinturicchio apartment, which was perfect. This time we were in the Perugino apartment, which was every bit as good – comfortable, spacious and spotless. The location of the Villa Nuba is superb - very quiet and peaceful, but within a short walk of the heart of the city. On Giuseppe’s recommendation, we dropped in at the local cafĂ©-pasticceria on our first morning, and liked it so much that we went back every day. Perugia is an extraordinarily beautiful city, and Villa Nuba is the ideal place to stay there. And Giuseppe is a great host – it was such a pleasure to see him again.

We just came back from our stay in Perugia at the Villa Nuba apartments. I can't recommend it enough. The apartments are very well kept, very comfortable and spacious. The grounds are meticulously clean and beautiful. One of the big advantages is having the host Giuseppe living next door. He showed us around town, told us were to park the car when in town, where to buy groceries, gave us restaurant recommendations, and altogether was on hand whenever we had questions. All that without invading our privacy or limiting us in any way. Have I mentioned that Villa Nuba is also very reasonably priced? We had a great vacation, and if we ever go back to Perugia, Villa Nuba will be my first choice.

We stayed at Giuseppe's place in the summer of 2022, with our three kids (ages three and under). Our kids loved the small playground, the pool and the ceiling with stars in the bedroom. We stayed in the Pinturicchio apartment, which was clean, has several lovely outdoor seating areas and provided more than enough room for our family. Since our children are little and their naps etc made us a little bit less flexible on where and when to go out, we loved the fact that everything was very convenient: a well equipped kitchen and a washing machine in the apartment, a supermarket close by, many places to visit (also with kids) within 45 mins of less. I would absolutely recommend Villa Nuba to anyone who is looking for a beautiful,relaxed and convenient place to stay near a city. We loved it so much that our holiday for next year has been booked already!

Lovely spot; very friendly service

Villa Nuba is picturesque, comfortable, and very relaxing. Giuseppe is an outstanding host -- very thoughtful and right nearby should he be needed. His suggestions with regard to nearby restaurants were particularly helpful. We found the beds to be very comfortable, the kitchen well stocked with all of the equipment we needed, and the grounds around the Villa neatly kept and very beautiful. The view of the surrounding countryside from the deck beside the pool was stunning. Villa Nuba is a wonderful and very reasonably priced place to stay in the Perugia area.

In June we spent a very enjoyable month at Villa Nuba with family. The apartment was comfortable, the mattresses are great, and the pool is very refreshing when you choose to sit back and maybe read a book from the villa collection. The apartment was well equipped for cooking or doing the wash. It is an easy walk to a market and there is an excellent pasticceria just a little further. Try the Brioches Panna. Giuseppe is a great host, friendly and very accommodating, he can help address most any need you may have. Villa Nuba is also well situated to enjoying the region of Umbria. It works well for short or long stays to either explore Umbria or spend time around Perugia. Perugia is both an old city and a new city stretching from the Etruscans to the current influence of two universities. The city center is pleasant and delightful. There is also a spectacular archeological museum. Perugia has sweeping views of the region that match its charm and vibrancy with its history, shops, food and drinks, festivals, and chocolate. Bus service is close the Villa Nuba to get you to the city center, around town, or to the train station which as access to many other towns in Umbria/Tuscany. We used Bus Linea P a lot (you can also go by taxi). Travel by car was needed to get us to small towns, wine tours, and other opportunities in the countryside. For those times, Villa Nuba has ready access to major roads in the area. We would definitely go to Perugia and Villa Nuba again.

My husband and I spent 3 weeks at Villa Nuba in October. We celebrated our 10 year wedding anniversary there. The location of Villa Nuba worked out great for us because we like to walk and didn't have a rental car for the first half of our stay. It was nice being in Perugia but not in the city center. It only took us 10 minutes to walk to the best cafe in the morning and 20 minutes to walk into the city center. We occupied the upstairs apartment with 2 bedrooms and hosted multiple guests. Everyone commented on how spacious it was and the spectacular views of the hills. One friend even said he'd choose "staying in" over going out since our place was comfortable and romantic. Best of all was Giuseppe helping us out and making sure we had everything we needed. We also loved the villa cat, Pato! I cooked most days and enjoyed using the fresh herbs at the villa. It will be great to come back and stay again. Maybe next time we will visit when it is warm enough to use the pretty pool area and swim.

I stayed at Villa Nuba for one week in May 2022, with my husband and 18-month old son. It is the perfect place to stay with young kids: our son absolutely loved the playground, and was forever standing by the door asking to go there! We had lovely warm sunny weather but the apartment stayed really cool inside, and the playground is shady in the afternoon and evening so didn't get too warm either. A travel cot (which seemed very comfortable) and highchair were available, which helped to reduce the amount of stuff we needed to bring with us.

We didn't have a car, which wasn't a problem: the walk into town would have been easy for me and my husband by ourselves, but with our son in a pushchair we found it easier to take the bus, which leaves at the end of the road, and is very frequent. There is a well-stocked shop just around the corner which has everything you need. Perugia is a beautiful city, with lots to see: we particularly enjoyed the Rocca Paolina and the Porta Sole (where we sat for a long time enjoying the views and a rest while our son slept in his pushchair). The steep narrow streets of Perugia are not that easy with a pushchair, but it is manageable and keeps you fit! We also took the bus to Gubbio one day, which was very easy, with a direct and scenic bus leaving from the end of the road.

Giuseppe was the perfect host: he popped around most days to say hello and check everything was fine, but without ever being at all intrusive. All in all a highly recommended place to stay!

We had a wonderful stay at Villa Nuba, what a GREAT place! First of all our host Giuseppe was the best. When we arrived he was there to show us around the property, and he even took the time to have a quick drive to town with my husband, to show him where we could do groceries, where to catch the best espresso and fresh bread, so we didn't have to go look for it ourselves the next morning :) Very handy!
Giuseppe also had a list with restaurants and shops he recommended, with some places offering discount for guests from Villa Nuba. All the things we visited from his list were very good places with excellent food and drinks.
The apartment was super clean, beautiful, and everything was there.
It was also a very child friendly place: our 2 and 3 year old loved it there, there's a playground, and we also spent a lot of time at the pool. It really felt like home, we will definitely come back!

Such a wonderful time vacationing at Villa Nuba! Giuseppe and his family were welcoming and assisted with information needed to make our stay comfortable and fun. The apartment was beautiful and well equipped with all and more that was needed. The location was perfect. Daily we were able to go visit two to three different cities and take in the sights. The area is amazing and has such incredible history to appreciate. Perugia' wonderful restaurants were enjoyed throughly. Not only did we have a wonderful family trip enjoying beautiful Umbria, but left knowing that we gained a friendship. Thank you Giuseppe for your hospitality looking forward to returning!!!

Giuseppe is a wonderful host. Showed us everything in the apartment, provided a welcome basket and took the time to show us key sights and restaurants on the map then took my husband on a mini tour. The apartment is very homely and comfortable. Beautifully furnished with all the mod cons. Lovely surroundings. Peaceful and perfectly located for Perugia and other towns in Umbria. We loved our stay!

My wife and I had a fabulous 3 week stay at Villa Nuba. The apartments (3) are lovely, spacious, comfortable, clean and fully furnished. Ours (Pinturicchio) had a private balcony with grand views of the Umbrian countryside and valley below. The location of the villa is optimal----it is away from the crowds, traffic and noise of the city, but close enough for a rigorous walk to the historic center of Perugia (or better, to take the inexpensive bus just a 5 minute walk from the villa’s driveway). Grocery stores and a superb bakery / coffee shop are a ten minute walk away.

While there is much to see and do in Perugia itself, Villa Nuba also made an excellent home base for us to explore Umbria, including Assisi, Spello, Gubbio, Orvieto, and Lake Trasimeno (Passignano Sul Trasimeno). There are many other places that we plan to visit when we come back. All of these excursions we did easily (and cheaply) by train / bus, making our original plans to rent a car unnecessary. (The trains and buses by the way are safe, clean, modern, and reliable). We put the money saved by not renting a car toward overnight stays in nice hotels during our trips to surrounding hill towns.

Giuseppe is an excellent host--- friendly, considerate, very helpful in getting us settled in and providing recommendations and advice about restaurants and sight-seeing. He took the time to give us a ride to the train station on our day of departure.

In summary, our time at Villa Nuba was a delightful getaway to a beautiful, un-crowded part of Italy with friendly people, great wine and food, and incredible sights to experience. We highly recommend this place.

We rented a two bedroom apartment on the lower floor. The apartment is spacious and clean, and the kitchen is equipped with basic cooking equipment is n case you want to prepare your meals. The property also has a nice pool. Giuseppe is a very hospitable host who helped us with all the questions we had. We enjoyed the quiet ambience of the villa and the proximity to Perugia. All in all, a great stay.

We initially booked a three month stay at Villa Nuba and were looking forward to our first Christmas in Perugia. We were not disappointed and had such a wonderful time that we extended our stay into the new year. Giuseppe and his family could not have extended a warmer welcome or made us feel more at home. They made sure that we had all of the information we needed to make the most of being on holiday in this amazing region of Italy - whilst living as locals - the perfect combination! Our appartment was comfortable and very well equipped and we especially enjoyed the jacuzzi bath and sitting in front of the log fire on winter evenings.

I have lived in Rome and had Italian clients for many years but I had never really explored Umbria.My wife and I discovered the Villa Nuba on the Internet and decided to spend a month in Perugia as our base. It was an outstanding positive decision.The host of Villa Nuba Giuseppe is an exceptionally charming, energetic person who is totally available with suggestions and insights about the Umbrian way of life. Giuseppe is fluent in English and has made our stay singularly memorable.The swimming pool and beautiful Umbrian landscape are conducive to many hours of relaxation and serenity. We decided to not rent a car for many reasons but especially because the roads are often quite challenging and had no trouble utilizing the bus and train systems, Perugia is a marvelous place with many interesting sights to explore. This is complimented by the many exquisite hill towns. We LOVED Spello,Assisi,Spoleto.Gubbio and Todi. So next time when you are thinking about a trip to Italy, certainly consider Rome,Florence and Milan but add Perugia to your list and consider staying at Villa Nuba,you will not be disappointed.
