First a tiny critique. The rooms appear to have somewhat thinner walls, but in my experience that's more or less every Japanese residential building. Rooms are a little small if you're massively tall like me, butbI got somewhst around by booking a twin room. Rooms should be plenty for average sized people. Also no wheelchair ramp or elevator, but you should be fine if you get a room on the ground floor(1st floor in Japan).
Now positives. Da Inn is roughly 800m to the nearest train station and 900m to the 2nd nearest. There's a nice convenience store and minor shopping district like 50m from the hotel. So it has a pretty solid location to say the least. The owner/host is nothing short of the 2nd coming of Christ/Messiah/Muhammad or whoever you might believe in. If there's the slightest inconvenience, problem or issue you can text the owner, ring the bell or just knock on his door and he'll come running to help you with whatever you might need. When I got there he even offered to show me the way to the nearest convenience store in person. He gave me a plate of his own I could use for my stay, as well as a cleaning towel and dish soap for the plate. When the downstairs washing machine was in use, he let me use his own personal washing machine as well as letting my dry my clothes on the good spot on his drying rack. He makes up for every single shortcoming you might encounter. The place could be 1/5 and he alone would drag the rating up to at least a 4.5/5. I would happily stay here again.
Also, if communication turns out to be an issue, he speak fluent Mandarin, very good Japanese and some English. So you can take your pick with whatever language you might be most comfortable with. Or even use Google translate, no shame in that. Also nice streetfood stalls nearby.

Good small rooms a bit far from main stations

来到大阪达民宿Dainn，房间干净整洁，环境温馨，比邻天下茶屋车站，不远处有商店街，闹中取静。在商店街美餐了一顿，回到房间，热水澡洗去了一天的疲惫，晚上睡的非常好。感谢老板的热心招待和服务，让我们在大阪体会到了家的感觉。

老闆會講中文，台灣人來到這裡溝通沒有任何障礙。老闆人非常的好，值得推薦來這裡住宿。

二日間の利用でしたが、とても良い印象でした。
安さを求めて決めたのですが、こんな綺麗で、それに利用しやすいのは想像外でした。
旅館のすぐ近くに600円までのパーキングもあって、車での泊まりは最高ですね。
