I've rented from this company for almost a year. Like you I was cautious when learning of the extremely strict application requirements. "Reservation fees, extremely in-depth verification of background checks and income / credit check requirements".

Make no mistake they require MUCH more information for rental applications.

However, after checking off each application requirement and meeting them with an in-person interview with the owners/staff of Turn-Key. I was sold on the property and having them as landlords.

They have been excellent in terms of response to issues & getting repairs resolved. They come by for quarterly maintenance to replace air filters / smoke detectors.

Yes, it's a little silly that you need to pay with a "bank check" but I just setup my bank to auto-send my rent at the beginning of each month and I never had to write a check again. They send bright colored reminders to pay your rent every month, but when you have your auto-pay setup those can go straight to recycling.

I was cautious in renting from Turn-Key Properties because of the negative reviews... but after I read through them- none of the reviews were from anyone who actually RENTED from the company.

Realtor seemed nice. Showed me a rental home without a fridge and seemed lost as to why that was an issue.

Keep in mind that I HAVE NOT RENTED ANY PROPERTY from Turn-Key, but I was considering it until I saw their "requirements" to apply and the reviews written here about the experiences with the management company. I've rented several homes from several different property management groups, and the requirements to apply for a Turn-key property are BY FAR the most strict and unreasonable I have ever seen. This "reservation fee" B.S. is an enormous red flag. Ever heard of someone putting down a non-refundable reservation fee? I sure haven't. A nominal Application fee is acceptable, but a non-refundable fee along the same amount as sec. deposit/rent is totally unreasonable. I'm sure the owner will refute all these points, but I can see your clients agree with me. Look elsewhere or BEWARE!

I would not rent from Turn-Key ever!!!! These people are scam artists, and will not give me the $650 I left as a deposit! I was never told that it was a "Reservation Fee". Now that I don't want the house, after it taking them a month to approve my application I can't get the money back. I am trying my best to get the money returned to me. That's bullshit!!!!

Rented for several years, my lease explicitly stated that when expired it would continue month to month. I never once paid a single time late, and kept an incredibly clean space. Years after an expired lease I gave them several months notice before deciding to move. They refused me the option to move stating my lease wasn’t up until several month after my intended time. I even showed monthly notices they sent me in the mail on top of my lease agreement that listed me as a month to month tenant. I was young and didn’t have time nor the legal representation then, so I gave to their demands. I left the lease by showing the space myself finding them a replacement tenant. I also left the space in better shape then I initially found it as I shampooed carpets and paid my own pest control when initially renting. It was a terrible experience. (Ben and Pam were owners then)

Be wary. On top of being perpetually hateful, Pam has displayed a very clear pattern of trying to defraud tenants out of money by making them pay for repairs that the tenant isn't responsible for. (as is displayed very clearly here over multiple reviews) They tried charging me for sewage issues that they knew and admitted were going on before I ever moved in. Then at move-out they tried to charge me $2,300 for kitchen tiles which cracked as a result of a leaky dishwasher that they didn't get fixed in a timely manner. I am no pushover though and wasn't able to be taken advantage of. Keep a record of ALL communications with these guys and document very well the condition of the house upon move-in, as well as any issues you may have so you can protect yourself from this scam of theirs.

We rented with this property management company and had serious issues with James, as well as his boss Pam. Thankfully we did a walk through of our own prior to move in, and took plenty of photos to help support our case when they tried to wrongfully charge us after we left. If you are going to use this company, be sure to keep thorough records of the property you are leasing, the communication between yourself and the staff, agreements of any nature, and make formal requests for everything.

Never rent from these people! They scam you in every way possible! Their leases are like 20 pages long, and they charge you for every little thing, even something as small as a tac hole in the wall. While living in this house I felt as though I was in solitary, not my home.They made me keep paying for my deceased dogs pet rent, then try accusing him of destroying brand new carpet I requested to be put in. Mind you, he passed away 2 weeks after they installed the carpet nearly a year ago. The carpet looked brand new when I left the home. They are out to still your money. Please be warned and don't rent through this heartless company.

This horrible company Turnkey Properties is very unprofessional. Beware they will find away not to return your deposit make sure you go to your move out inspection otherwise they will lie and create a list of things wrong and charge ridiculous prices so they don't have to return your deposit. Keep all your receipts dealing with this company.

For 3 years have stayed in their properties and never made a late payment. When it was time to move out they did not set up a time to go through a walk through with me and was very unprofessional and sent very hateful emails. I would not do business with them.

I have no idea about this company, but I'll tell you one thing - the owner's respose a few lines up tells me everything I need to know. That is the most unprofessional response I have ever seen.
