SBD Housing's operations are top notch and their finished properties are very well done! I spent two days looking at their properties and meeting with their team because finding a property manager is a difficult process but they have their act together. Are they perfect? Absolutely not but no one is. The key is a a property owner that they communicate and handle things professionally. More than that they have the systems in place to manage effectively.

I have worked with Gene on several occasions regarding maintenance issues. He has always been great and works very fast and communicates very well. If the issue cannot be immediately fixed he communicates when it will be and what next steps are. He just fixed my water heater and saw an issue with our garage door so fixed that as well without being asked. He always gives a 30 minute heads up and I feel comfortable if he’s in my house when nobody is home. Great guy and hard worker!!

We moved to Kansas City from Florida and rented our house sight unseen. Of course, without seeing the property ourselves, there were issues with the house once we arrived. SBD housing worked promptly and diligently to make us feel comfortable and at home by getting the issues that I brought to them addressed. They made us feel so safe in our decision to choose SBD. Sara has been awesome in responding and getting things done, as well as Will, who has done so much work in our house and remained so positive throughout every experience. The house was not perfect, but SBD did everything to make us feel happy in our home. I thank SBD for this amazing moving in experience and for addressing all of our concerns.

We have been a Vendor Partner with SBD for several years and have had a chance to participate in their efforts to revitalize, modernize and invest in homes in the KC area. We are grateful to be part of their efforts and to act as their Window Vendor.

SBD Leasing team is highly recommended, especially Dominick Bath. He's helped with answering questions promptly and ensuring a smooth move-out process. With the move-in, things were a bit interesting as our unit desperately needed the yard to be mowed, and there was no refrigerator. But with a bit of patience and understanding, everything fell into place and was resolved promptly. For maintenance requests I would always have the pleasure to have Gene stop by. He always did excellent work and was in and out and off to his next stop. Circling back to the move-out, security deposits seem to be iffy with most tenants/landlords. We followed the recommendations and took excellent care of the property to ensure the most is received from the security deposit. We were only charged for blinds in the living room which was fair and received the security deposit in about a month. I cannot gurantee the same experience for everyone else as there are many variables, but again, SBD has been a pleasure to work with and I do recommend them based on our personal experience.

Post thought: Most reviews will indicate that it is difficult to get a hold of someone from SBD. This was an interesting one since I am use to renting apartments and can easily walk to an office to talk in person. With SBD, you'll have to rely on text and email primarily; however, Dominick was fairly responsive and I could reach him via phone. If meeting someone face-to-face is preferred, this company may not be best fit for you unless you request and schedule an appointment with them.

I absolutely love the property I am staying at, thankful to be staying for my 2nd year now (planning to stay more!) The house accommodated all of my needs at a great price, considering the cost of living going up the price for the space is great. Tho being an older house of course there are typical home issues, this summer the AC decided to go out and I submitted a request for maintenance and all was addressed fast! Being the hottest point of summer I expected a slow delay in maintenance but I have 0 complaints! Any issues we’ve had have been taken care of almost immediate within 2 days. I’m not sure why most of the reviews are negative about reaching customer service? I’ve spoken with several folks and they have been nothing but considerate and helpful! Overall I would recommend this company as they do care for their properties, their online site is very easy to navigate for reaching out and paying rent. Definitely perfect for a first time renter or small family! I absolutely love living here. Have not had any issues and I’m very thankful for that!

We had a wonderful renting experience. We rented for 2 years until the owner decided to sell the home, which is no fault of SBD and the owner was so sweet and kind about it. We would of stayed with SBD but they did not have another home that fit our needs which was no worry. Every maintenance order was fixed and handled. We got our deposit back in under 30 days. Never had any issues reaching anyone in the office. No issues at all. Highly recommend.
