Very excited to move into 1829 Anderson for the year! After reading several reviews I’m comfortable knowing that our landlord will provide exceptional service and outstanding support whenever needed anytime throughout the year!

Larry Ness is the cheapest man in Kansas. If you offered to give him a free sandwich, he’d try to have you pay him for the opportunity. When I lived at one of his properties, not only did he take the deposit, he charged us extra for things he didn’t even repair! It was a learning opportunity for sure. An opportunity to learn that landlords will do anything to squeeze broke students drier than the Sahara.

When the hot water heater started leaking into my roomates closet & bedroom, destroying the floors, Mr. Ness basically called us liars and said if we can find the leak was under the tank, then it doesn't need servicing. He was so reluctant to hire a repair man. He said that as if there wasn't water traveling through the wall. When the repair man came, he spent an entire 5 seconds looking at the tank, said "this tank is over 25 years old and needs to be replaced.
It was like this any time something needed to be replaced. Then he tried to charge us on move out for certain damages like a bathroom vent fan for "not notifying him". We just gave up trying to get him to fix things because it was always an uphill battle. So why waste time telling him?

There was numerous times I messaged him to ask questions about the lease agreement, and he just straight up ignored my calls and text. He would only respond to 1 or 2 of us living there at the time.

When we moved out in 2020, he tried to screw us over on EVERYTHING. I mean every single little thing. Even things that we were not reaponsible for. "Damages" that were there before we even moved in. When we moved in, the previous tennants had trashed the place, then just left all their stuff. We cleaned the house when we moved in for him under an agreement, and we also cleaned the house better moving out than when we moved in. He claimed it still required a cleaning crew.

Be aware that any damages previously made to the house that are not repaired with the money we gave him, or the tenants after us, will most likely be placed onto your shoulders, and it isnt cheap. Take pictures of *EVERYTHING* before you move in to legally protect yourself from his scummy scam nonsense.

This could possibly be the worst rental experience imaginable. All of the experiences documented in all of the reviews from up to six years ago are exactly what happened to us. Not only did he keep the security deposit with questionable back up, he forced us out the beginning of the month with no proration for the rent. Buyer beware here, everything you read is correct. This guy is a slumlord with no regards for anyone but himself.The only reason I gave one star is Google would not let me post without it.

Never rent from Larry Ness. We are never notified when people are coming to service the house. When the house is serviced, nothing is cleaned up. Larry is very hard to work with. He doesn't care about your opinion of him or the house you are renting, he only wants your money. He always brags about how he owns 20 properties, so he has much more to worry about than your house. We moved into the house with doors off their hinges, sticky floors, an overgrown yard, spiders, sinks that didn't drain, internet and cable cords that hung down into the back porch, broken windows, a lack of smoke detectors, and a leaky roof. The day we moved in, he promised that it would all be taken care of. A month went by and nothing was done. Code Services was called in, noting an entire page of things that were not up to code. Larry's service repair men come at all times of the day, never giving notice, smoke outside the property, and leave a mess wherever they work. Please research any properties that you are looking to rent and make sure that Larry Ness is not the landlord. He will cause you problems from the day you move in until you move out.

If i COuld give it 0 stars i would. LAndlord does not work with you at all.
