Called to inquire about a two bedroom. Talked to Mercedes, she was very helpful, and super nice! She was able to answer all my questions. Toured a two bedroom, very nice and clean. Property is pretty private and quiet.

Constantly raising rent, good friendly service but with COVID pandemic and people struggling the rent should not be raised every time a lease is signed.

Have to agree with the others on the poor/ no response when inquiring about a walkthrough. Considering a move to Marion but will look elsewhere for quarters.

I received my approval for an apartment through my email a little bit over a month ago. I reached out to Mercedes and a couple of times before finally speaking to her about two weeks ago inquiring about what I needed to do next. She informed me that she what contact me back, but I didn't receive a call from her. I contact the office again, and didn't get an answer. I stopped by the office early this week, no one was there. So I called and left another message, but to no avail no one has returned a call. This is very unprofessional.

Rude. I tried to call and inquire about an apartment. The first time I called, I got a really rude guy who said in a snooty tone “our apartments are income-based.” This was all before I gave him any information. I told him how much we make and that we fall in their range. Then he tells me they don’t have anything available and hung up before I could say anything else. I tried calling a few days later to see if I could talk to someone else and no one answered. I called during business hours. Then we just decided to go in and talk to someone face to face. We showed up around 2 or 3PM and the office door was locked and all the lights were off. There was no note saying they would be closing early. Based on the other reviews I’m reading, this is a normal thing for them. I gave up after that and we went somewhere else. If it looks too good to be true, it probably is.

If you are thinking about renting here, look elsewhere. Read below, we have had to get a lawyer involved. THIS PROPERTY IS NOT SAFE! Other reviews about this property others have left are true. Before we signed a lease, we were told they are very cooperative on late rent since this is an income restricted property. This is not correct, they will hound and harass you about late rent, even if a couple weeks late on only 60% of what is remaining. They will post legal notices on your door that aren't correctly done per Iowa law. They will post notices on your door about entering your property to do maintenance like changing a furnace filter and try to enter your unit less than 24 hours later, which is not legal per Iowa Landlord-Tennant law. Despite demanding rent, they literally take months to make repairs, it took them months to repair the sidewalks and many still need fixed. They took the brick off our garage to make repairs, which took over a month, leaving gaps around our door that let rain and pests inside. Our garage has been broken into twice, due to improperly locking doors. This property is very unsecured, your car, home and garage WILL be broken into and management is very unapologetic. If you make complaints to the parent company - Seldin, they will go without being followed up on. Our carpet was damaged in one corner, and two months later it still has not been fixed. Management will routinely leave during the day for hours at a time without advanced notice to you. We will not be renewing our lease and have talked to others who aren't as well. But don't just take my word for it..ask anyone who lives here and they will tell the same thing. We have had to get an attorney involved because they keep breaking Iowa Landlord-Tennant law. DO NOT RENT HERE!

Worse place 2 live ever.. No consideration for tenants whatsoever. O and the the pool opens up a month late every summer so if u move here get in while u can because they close b4 time. They also drain the pool on Memorial Day… they won’t be late doing that.

Management is never around, and if you do have an issue they treat you like your an idiot when you try to tell them what is wrong. When you move out they will charge you a minimum $165 cleaning fee, even if all they have to clean up is a dead bug in a window and some dust off a ceiling fan. The appartments are supposed to be energy efficient, but you can see light around the front door and feel the wind come in around the windows and outlet covers in the winter. The double pane windows are worthless due to the fact that the vapor seal is broken and there's moisture between the panes, but don't bother complaining, management will just tell you that you don't know what you are talking about. I owned my own home for 17 years prior to having to rent and have done remodeling to 3 homes in that time. I may be a woman, but I know my way around when it comes to this type of thing. He also tried telling me that it's normal for the thermostat to be at least 10 degrees off from the temperature in the room that it's in. I would have to set the furnace down to 60 so we didn't cook in the winter and up to 80 in the summer so the central air didn't cause icecicles to form in the apartment.
Run away from this place as fast as you can.

We were told we would be contacted to do a walkthrough and place a deposit on a 4 bedroom once the tenants moved out but heard nothing. When we enquired about the status we were told it was already rented. Poor communication and not good business practice. Not many places with enough space that a family of 7 has to choose from and this was a huge let down to us.

This was honestly the worst apartment I have ever lived in. They don't repair things ever. Our master bedroom leaked the entire year we lived there and it was never remedied. Not to mention our apartment had mold that was never taken seriously. Can not be happier to have bought a house and no longer live in such a terrible place. Also management is rude and often just ignores any issue. Would never recommend this place to anyone. If you value your health look elsewhere for housing.
