We have worked with Amy and Matt since we purchased our first home in Maine in 2009. Since that time, we have done 11 transactions with them, both on the buy and sell side including a condo, multiple homes and several parcels of land. Amy was the listing broker on a house we had signed a contract to purchase. We believe the deal fell through due to her lack of complete and transparent communication on material aspects of the transaction. She did not attend the open house where potential buyers were given documents showing home and land improvements that had not been completed or fully permitted. The property inspection (which she did not attend) revealed compliance issues that were not shared with her client. While she did confirm one of the problems via her own town file review, she also told us that there were no other problems. However, upon checking the town files ourselves, we discovered several other town and state code violations and immediately sent her a cordial letter to be given to her client offering possible solutions to keep the deal moving forward. We were shocked to learn that she did not expeditiously give the letter to the seller. Further, during a very friendly and productive interaction that took place directly between the buyer and seller, the seller stated that he had always planned to make at least one major repair to the property. Amy failed to include this critical information in the listing or later in the purchase and sale agreement. Ultimately, we were told that the parties had agreed on all the terms prior to the deadline on the purchase and sale agreement, but Amy did not follow through to ensure that her clients signed an amendment memorializing the agreement before the clock ran out. We believe that the deal would have smoothly concluded for both parties if a different realtor had been overseeing the transaction.
