ARMI has managed our property outside Warrenton since 2016. They have been an excellent company and very flexible for our needs. We would return to them when needed again.

Very helpful property management company. We rented through them for 3 years and they have always been responsive to our maintenance requests. Pam and Kim in their office are very personable and made us feel like we were not dealing with one of those huge uncaring companies you find in NoVa. I know renters don't really look at beyond the home they are hoping to rent, but future renters with ARMI should rest assured that they will be in good hands.

We rented through ARMI for two years to buy us some time to relocate from one school district and find the right home in a decent school district within Fauquier County. ARMI has a good shopping site (although school districts listed for each property were unreliable) and their agents were responsive in making potential rentals available to view; rentals go fast in this area. While their feedback on walk-through inspections during the contract period was inconsistent (commenting on landlord's exterior painting) and sometimes inaccurate (dirty rain gutter that I had personally cleaned the weekend before), they more than made up for this frustration on the backend. Kim Early conducted the final walk-through on move out day. She was very thorough and professional, allowing us to spot clean small details the housekeeper had missed with no charge. After a great discussion where we mentioned some fixes we wanted to make on our new house, she provided us with a list of preferred local vendors who did a great job at a reasonable price! Almost one year has passed since our contract ended and we received a call from Pam Lowry at ARMI just a few days ago that our insurance company just called them about our policy - we had forgotten to cancel our renter's insurance! She could have dismissed it and moved on, but she took the time to notify us. Assurant (through Geico) is allowing us to backdate it and receive a refund compliments of ARMI's commitment to customers - even past customers! ARMI got us an affordable rental, helped initiate our network of vendors in our new community, and they saved us money. In the end, they get my 5. Bravo to Kim and Pam!

ARMI has done a great job managing our rental for the past 6 years. We receive regular reports about our home and have had very little turnover from tenants. Their staff has always been courteous and professional. We highly recommend their services.

We rented a house that was managed by ARMI and they were excellent property managers. They inspected the property regularly, handled all issues with the property quickly and very much to our satisfaction. We were very impressed with all aspects of the way they managed the property. We would rent from them in a minute if the need arose to do so, and we recommend them to others often.

We subsequently purchased a house in the Culpeper area, and when my husband's company started moving us around, we rented out the house, using ARMI as our property manager. We had heard horror stories about other property management companies, so we chose ARMI because we already knew how well they managed properties. Our previous experience with them was wonderful, so we knew we wanted to use them.

Our house has been managed by ARMI for nearly 5 years now with absolutley no problems whatsoever. They stay in touch with the tenants, and with us, and attend to issues with the house in a timely manner. The property has been maintained very well in our absence, and we have never had an issue with contacting ARMI or with them handling any maintenance or repair issues that have come up with the house.

We cannot say enough about the quality and kindness of everyone we have dealt with at ARMI.

When we were first considering the rental property, we were cautious because of all the bad reviews online. We did not have many issues. Our fridge died in the middle of summer and they had someone go look at it the next day. It was determined that we needed a new one and it took a few days to receive the new fridge. but I don’t think it was ARMI’s fault. During the last walk through they thanked us for taking care of the place and we received our full deposit back within the 30-45 days of processing.

WHO DO WE HAVE TO TAKE CARE OF THESE PROBLEMS?

Moved into 153 Topaz Ct January 2008, that Spring 1st pine tree died, taken out late Fall. 2009 another pine tree died, was never replaced. Three pine trees along Academy Hill have been removed. No replacements. Too crowded anyway.

We like keeping things neat, take pride in our yard, we walk around Academy Hill & Boundary each week picking up trash, until this year. In the common area, we picked up limbs, dug dandelions, pulled weeds, Maple, & Tulip tree shoots, several large trash bags each year go to the trash pick up from the common area.

Where the common area begins the down hill & all the trees, too many (9) trees, room only for 4 or 5, the mulch would wash down the hill, we would rake & shovel it back around the trees, then finally to stop that, put rocks around the mulch & planted flowers. Pull weeds around the trees to keep the area neat. Nursery people told us the mulch was put on too thick/deep. Men who do trimming have sliced tree trunks. Roots are exposed all over the hill, when the grass is cut, deep ruts are left & water pools in them, where the mowers hit the roots, large lumps of dirt are turned over, mostly bear spots with lots of exposed roots. We have a little creek running all around our house. No grass grows where these bare roots are exposed. The area looks like water falls when it rains. The three homes on Topaz down from us had a drain put in. HOA talked to us about putting a drain along where he saw the water standing. Have called so many times to report standing water to HOA & Mr. Putman, even had Mr. Putman look at the problem I was talking about. About eight years ago we hauled top soil around the foundation, but the sump pump still ran. I personally dug a 20+ft trench at the top of the hill, to take water to the street. After that, I had to have physical therapy for 2 months. We purchased two six foot extensions for the downspouts to take water away from the house. Sump pump still runs, we pray we don’t loose power, don’t want a flooded basement. We have spoken to the landscaping people in the past to no avail. The landscapers trimmed & trimmed the Holly bushes so they never bloomed, two finally died, & we moved the last one to the side of the house to save it. Early Spring, landscapers made a trench in back of our house where the water stands, and then they came later & filled it with mulch…….then the rain came and yes it washed all the mulch down to the end, where it stopped the water from going any further. This took brains?? Had beautiful Hydrangeas about 28” tall, next to windows in front of house, landscapers cut them down to 4”, I measured them, our next door neighbor’s Hydrangeas in their yard was the same height as ours, they didn’t trim theirs. WHY??

The area between our drive & space for the fire plug emergency does not have grass, just dirt, the snow plow pushes snow with sand/dirt/rocks onto it, bare spots & weeds in front yard, our front lawn is the shabbiest in the Villas. No dogs or kids. Have repaired these kind of spots before, but I no longer will be doing the work we pay to have done.

Please do not aerate the front lawns, the spikes cut into the drains from the downspouts, they fill with dirt, become clogged and then we have to replace them.

Tree limbs are hitting the gutter & roof, the corner tall evergreen is against roof & gutter. Box Elder shrub at front door, needs to be removed, step is 36” they trim it a couple times a year with the shrub, it allows 20” to walk up the steps. Trees need to be pruned.
