Great stay, friendly staff. Caravan was a little tired (a couple of panels was fitted with stables! ) and a couple of things didn't work but nothing unacceptable. Peaceful site so no complaints. Cleaning would have been a lot easier with a vacuum cleaner available

Stayed pre Halloween weekend, special mention to entertainer callum he really made the clubhouse for the kids was great on stage, he was funny and quick witted where only the parents would get it 🤣 without him it wouldn't have been much fun so qudos! The fancy dress comp was fantastic and so much effort was made from parents and children's costumes! Special guest comedian Scotty miller was epic he had us in stitches he was also very inclusive of the children which was nice. We have been 4x previous both in caravans and on pitches we like it at breydon water yare village, the kids hire a double seated go kart for an hour £10 and off they go with loads of other kids, lots of paths and area to walk or scoot. Mini golf is fun and so are the kids token carts they love riding round the little track on them. Staff were all polite. Went to reception twice and both times very helpful, Caravan was clean and spacious and well equipped with broom, dustpan & brush, bin bags, and all cutlery needed. Kettle was clean and descaled, site is dog friendly and dogs can even go into the boathouse which is more than some sites allow.

Food rec: we ate from majestic Chinese a 10min drive away after hearing so much positive reviews and wow best Chinese ever. Do not hesitate. The 2 nearby are awful. Just check reviews.

Gripes: not near enough tables in clubhouse and is hard to get a seat meaning a rush as soon as it opens. Each time u go to the bar for basics like a popcorn and 2 drinks be prepared to spend average 15quid per time.
Boathouse food is very expensive a family of 5 with basic meals cost us £90 2 of which we're children's meals. Turns out the mini bottle of prosecco (1 glass) is 10quid!! They r 2.99 in supermarkets think it should be reviewed.
Swimming says you need to book, when you try to book it shows no dates, after enquiring at reception it turns out u no longer need to book just turn up 10min before a session to get in. The indoor pool is in the next village like 15min walk away or 5min drive.
Caravan holidays used to be inexpensive fun for all the family. That's not the case anymore (unless u continue to cook 3x a day) we ate out for dinner each night (once in boathouse) and went to clubhouse for 3 nights for entertainment where u cannot bring ur own drink or snacks and it cost us £400 for the 3 day weekend which included a day out at Gt yarmouth sea front.

I do recommend this site, its friendly and inclusive for all.

stayed at the corton lodge, so clean and tidy couldnt fault it. just wanted to live there, my only gripe is no instructions on how to use anything, didnt have a clue with the dishwasher, microwave was just trial and error changing the times on central heating was quite straightforward only as i had light timers at home Which worked the same, but setting the clock on heating was trial and error as it was wrong. Shower was hard to get to right temp as didnt have a clue how that worked, so just instructions for appliances would be good. everything else was perfect and would want to stay in Corton Lodge again if we go.

After visiting a few park Dean parks, I have to say this is the best so far. We stayed on the touring field for 3 nights. The facilities were spot on. Very clean, the showers were clean and the water nice and hot. We didn't see any of the entertainment but we did have our 2 dogs with us. The very close by Roman fort and some lovely fields to walk our dogs on. We made very good use of these. We loved it so much we are already planning a return visit.

Lovely clean site and wonderful staff who were very helpful. On arrival at our caravan we found a huge amount of stones and rocks outside the door where my 4 year old granddaughter immediately started to throw around a staff member saw what was happening and immediately set about removing them. Couple of moans one being the outside pool had what seemed to be shingle as decking and most of the stones did end up in the pool which I think needed to be sorted. Unfortunately the small gift shop for the kids to by characters from the park had a step down but no warning advising this and unfortunately my granddaughter did fall down and twisted her ankle so think that needs addressing. The indoor pool is on the other site along with the shop so did not use that much as it was a bit of a treck a shop on both sites would be great especially if you only need some milk. Despite my couple of moans we had a fantastic time and will be returning

Absolutely fantastic we stayed here as a family with three young kids. Start with the only downside the park is separated by a busy and fast road. If the kids wanted to go to the arcade, football court or outdoor pool etc we had to take them over. Aside from that the place is great, indoor and outdoor pool were great fun. Food on site was reasonably priced with plenty offers. Entertainment was good in a clean venue. The entire site was spotless all staff we spoke to were polite and helpful. Definitely will be back.

Lots to do, lots to see as this is on the outskirts of the Norfolk Broads and not far
From massive shopping centre in the Great Yarmouth. Site is very quiet, clean a lot of friendly people around.

I have already sent a post on, TripAdvisor. However I have read several reports since returning home. We were a party of two and our dog. My son is in a wheelchair after a hit and run and can honestly say this site is amazingly well set for the disabled. Nothing was a bother from any of the staff, we have never felt so relaxed and in my opinion the best of Park Dean's resorts in the area. The pool, club house and restaurant easily accessible without any fuss. The food.... wow.... amazing value, huge portions and superb quality. We have owned 2 pubs with restaurants and a hotel in Blackpool so really understand value for money. In our opinion 10/10 is not enough praise for the staff, the cleanliness of the accommodation and the food. Keep it up guys we looking forward and can't wait for our return. Book this site for great accommodation, attention for detail and amazing entertainment. This place is so close for Great Yarmouth if you want or crazy golf on site and hire a bike / Scooter and visit Burgh Castle or the Fisherman's Inn . We'll done Park Dean Breydon Waters.

Fantastic family holiday. We visited at Easter 2022, having just lost our father, we took him with us (in ash form of course!) as he loved it here. We were allowed to spread some of his ashes here if we wanted which I thought was a genuinely kind offer!
Would 100% visit again. Great, clean facilities, lovely caravan and fantastic staff!

Had a lovely holiday at Braydon Waters. Caravans were in really good condition and very modern and spacious. The pool was warm and clean and the kids sports leaders did a great job at group activities. Fantastic base to explore the coast line or the broads. Very hot sun trap by the outdoor pool for a few drinks al fresco. Small amusement arcade, mini golf, sports courts and play areas on either site (it’s split in two). Would recommend, no complaints! Family of 2 seniors, 2 adults and 2 kids (11&7) who like luxury.

Lovely park. Have visited quite a few times and never been disappointed with the accommodations. On last visit we paid a bit extra and upgraded to a Upton Lodge which was lovely. Would recommend anytime if only to have the larger beds in the 2nd and 3rd bedrooms. You could actually get in and even turn over without falling out unlike so many caravans.

After a 2 week stay sadly came to an end today and wow, it was a fantastic holiday. Great staff (big shout out to Andrew who is one of the security guards), lovely lad. The site is fantastic, all staff we met were lovely with a smile on their faces constantly. So much to do on site and the dog walk round the Roman fort is fantastic too. This was one of our best holidays as we met so many lovely people on site too. I would highly recommend this site for tourers as we took our caravan and no issues at all. The ladies showers were sometimes dirty but that’s through no fault of the site staff it’s just some dirty campers using the facilities (would dread to see what their homes are like). 5 stars to Parkdean, thank you.

Myself and my 7 year old daughter stayed for 4 nights. It was great! Caravan was spotless and well equipped. The kids entertainment was fab! Mathew the host was brilliant, the kids loved him. The lady in the arcade was an absolute gem. Her name is Sue and she is truly wonderful. Thankyou for giving my daughter the best holiday!!

What a lovely place. Clean, friendly and great activities. Brought our dog, very pet friendly. Had some lovely walks with our dog which are very local to the park.
