Perfect place for a family holiday. Beautiful location and the villa is really beautiful. Rosa is such a lovely person and a wonderful host …5 star in every way

We loved the quit retreat feel, but yet close enough to areas we wanted to explore. Suggest you have a car. Host is amazing. Place is updated and light. well suited for a family or group adventure! Our family thought it was perfect! Great drop out spot.

Our stay at Villa Rosaspina was absolutely perfect! The villa, pool, and grounds were immaculate. We had plenty of space for the six of us and air conditioning to keep cool in July. Nice central location as we headed out to explore Perugia, Cortona, and Orvieto. Spending time by the pool overlooking the hills of Todi was relaxing and fun. Rosa is the ultimate host--so gracious, making helpful and great recommendations and two amazing dinners for us. I couldn't recommend more highly!

I was part of the fiasco that Patty W. outlined in another review. Not only did she not respond (she ignored my messages as well) and did we have to get our money back through Airbnb, there's no way to leave a review on Airbnb if you didn't stay in the property. So all her properties remain 5 star even though we were treated so poorly. Both of us have numerous airbnb stays with impeccable ratings, so there was no reason for her to nix us based on anything we did. Thank goodness we asked her to cook for us, or we really would have been stuck when she eventually figured the double booking out. We were unable to book another suitable villa, airbnb was of no help to replace a villa with a suitable one for the same money. We were lucky enough to find 2 rooms in two different small boutique hotels (Cortona and Spoleto) and although we each spent about 1k more than originally planned, it worked out better. Todi was a bit far from all of the places we wanted to go, and the small hotels took care of booking reservations, and tours.

Booked this beautiful Villa months ago but the host double booked and never contacted me. Had I not contacted her about cooking options I would not have known. She offer no resolution and would not contact me after she said “sorry “and left me hanging to clarify if I had the Villa or not. Reservation was confirmed and money sent for months had to go through Air B&B to get my money back. Worst of all she had another Villa available for our time but never offered it as an option. Had she worked with me I would have booked the other Villa but after how she handled this I was not going to be stuck again. How a host treats her customers before they even get there said enough to me. Now I was left to scramble to book places had few options since now it was late. This was why I booked it months in advance.
