Granite Valley Apartments

This is our home away from home!!
We have been staying here since 2021. The staff is very supportive and helpful. The maintenance guys do a great job to keep the property up. My kids love to play in the children's area and of course the candies every Friday after they get off the school bus. Great school district and neighbourhood. Pretty close to everything you need restaurants, shops, pharmacies etc.. It's a safe neighborhood for all ages.
We love it here !!!

Everything has been really wonderful since we moved in. I am so glad that I selected this community, it really feels like home when I left from work every day. Many thanks to Brittany who is always there whenever we need help. Absolutely enjoy my life here!

I trusted the reviews and made a call for a tour. Brittany was/is amazing. She has been so helpful and responsive which is greatly appreciated since I was moving from out of town. The maintenance staff have helped in so many ways and are so kind! I am probably more particular than others lol... but they listened and responded quickly and were so kind! Moving from a house to an apartment is hard and you never know what you're going to get... the staff at Granite Valley have removed all my worry! I am so glad I chose Granite Valley to be my home!

The people at Granite Valley is what makes this place a 5 star rating! The office people are always so friendly and no matter how busy they are - they always make time for me and to chit-chat for a few minutes. The maintenance team always waves and stops to say hello when out on the property. The apartments are nice and clean - grounds well-kept and they also have washer/dryer hook ups in all the apartments. I refer a TON of people here and for good reason - I know they will enjoy their home and the team will take good care of them. They are one of the few places that also offers shorter term lease options and furnished apartments. If your thinking of living here - DO IT - you won't be disappointed!

I've lived here for about a year and a half now and I'm quite happy with everything. Of all the rentals I've stayed in over my lifetime I have to say that Granite Valley has the most friendly, helpful, caring staff. They often offer fun events and opportunities for residents, which is an added bonus to living in a well maintained community. The property is pet friendly and even has a dog park. There's plenty of room to walk dogs in spacious grassy areas too. Residents can make use of a nice community grill area and a playground for the kids. During the chilly Iowa winters I really appreciate the prompt attention to snow removal. No need to worry about plowing or shoveling here as it's taken care of for you! It is nice to be within walking distance of shopping and dining too but the property feels more suburban than urban.

We have been staying here from 2021 to 2023 for exactly 2 years. This place is more safe, good neighbours, understandable leasing managers and excellent maintenance crew group. This place was more convenient like home and we need to move out of this place due to my job location change otherwise I would have been stayed here for long. However still 24 months in a single apartment with more satisfaction is more heartfelt.
Leasing managers are more understandable and hear your points/feedback/ideas and implement them if necessary. Maintenance crew group is always professional well trained and know what to do for any particular type of service requests.
Many times, I called emergency for issues with hot water, heater or A/C and all the times, the response was timely and great satisfactory.
I don't want to keep writing about them. Just the last one, many apartments takes your money as part of maintenance, cleaning or some blame reply like carpet cleaning, wall painting, clean apartment kitchen or bathroom amenities. But in Granite valley Apartment, I got back my Security deposit amount as it was deposited during my initial move-in.

I have lived at Granite Valley for a year. I would've continued living there but I had to move from Iowa.
Granite Valley apartments are nice but Marisa, Brittany and Ed make it a home. Have a maintenance issue? They will take care of it soon. Something bothering you? They'll take care of it promptly.
The area is great, there is a Hyvee in the corner, Casey's opposite to that and a couple of restaurants opposite to the apartment.
Nice friendly atmosphere. ALL of my neighbors were great. The apartment is old but very nice, clean and well maintained. The appliances are new.

I love living here. We moved here from Tennessee and was looking to buy a house. We decided to wait a year so we could learn more about Cedar Rapids. It's was the best decision we could have made. Our neighbors are our new family and the staff I amazing. If you are looking for a quite and friendly neighborhood, this is the place to be

The value of renting at these properties may not be immediately apparent, but after nearly 6 months, here's a few things I can tell you to count on:

1. The location is excellent. It's a quick connection to Blairs Ferry/Collins and a straight feed onto Boyson, which itself is a calm, easy two lane road giving backdoor connections to Center Point Rd, 380, Marion, and other major thoroughfares all while avoiding heavy traffic. While C and Boyson is a busy intersection, getting in and out of the property happens smoothly. Two wonderful trails within two miles as well, Cedar Valley, and Boyson Park, which I especially love since Boyson runs through several more parks all the way to downtown Marion. While downtown Cedar Rapids is a bit of distance, Mercy Medical keeps an emergency room just 2 miles down the road on the other side of 380. Quick access here and there, yet nestled in its own retreat. Probably a perfect location for Rockwell Collins employees, I'd imagine.

2. I've genuinely never received similar quality of service at another property. Check the comments; Brittany and Marisa have a reputation, and as someone with over 10 years customer service experience myself, they live up to it 100%. I've only ever had a few issues, fast responses, and an easy going "problem solved!" attitude when I've needed them. They send out occasional emails with a notice, a suggestion, a contest, just occasional thoughtful things. The maintenance guys, Ed and Zach, also make quick work of matters, and their calm, relaxed attitudes make their work look easy. Pretty capable bunch!

3. Neighbors are calm and easy going, community is very family friendly. They have some decent gas grills for public use (all hooked up and ready to go!) at the picnic area, a playground, a dog park, an exercise area, and remote controlled garages. There's plenty of area within the property to ride a bicycle around or go for a little stroll without having to leave, but there is a whole shopping center with restaurants, a dentist, and whatever else you need quite literally across the street, although an additional traffic control or crosswalk would be nice. You don't need to get in a car if you forgot to grab a few groceries, however, as there are options right next door.

The value of this property is very well demonstrated in its location and staff. I'll admit the kitchen is a little smaller than I'd like, and the unit could use a few minor updates, but otherwise it's a spacious floorplan with great appliances (and large walk-in closets!!) and if you need something, it seems safe to trust they'll take care of you. That's more than can be said about other places, and the ONLY thing that matters when you do need something. That's key to comfortable living, and the rest of what this property has to offer is just a bonus.

Granite Valley has been the best apartments we have lived in! From the application process, to moving in, and routine needs it has been so simple to work with the whole team. The staff there truly cares about their residents and is always willing to help them out in a timely manner. If we ever had any questions the staff was available for us to just pop in the office and talk to them. The neighborhood is wonderful and everyone is friendly. We could not recommend them enough!

We greatly enjoyed living here for a year, and would have stayed longer if it worked with our current work situation. We moved from out of state, and felt that most landlords did not take us seriously or did not want to work with us. Granite Valley’s team was not only extremely polite and helpful, but also they worked with our changing timeline (24+ hour drive) and made sure we were able to get the keys and get into our apartment even though we got in late at night. The maintenance staff were also incredibly helpful, responsive, and kind. The location is near to the Lindale mall, and a great walking trail up Boyson. Will definitely recommend to friends.

I lived in Granite Valley Apartments between 2021 and 2023. This is one of, if not the best rental communities in Cedar Rapids. It is a quiet, safe, and clean community with spacious apartments and townhomes – a great place to live if you’re a young professional like myself or have a small family.

It is conveniently located at the corner of Boyson Road and C Avenue NE. Within a short walking distance, you'll find a Hy-Vee store/pharmacy (where you can drop off clothes for dry cleaning!), a Dollar General store, and a convenience store/gas station. It is also across from a strip mall with a number of restaurants and a barbershop. The property is close to two bus stops on the same line, providing easy access to nearby Lindale Mall, Blair Ferry Road, and connecting stops for other bus routes. Additionally, it's a short drive from Collins Aerospace, making it a convenient location for professionals who work at the company.

This was my first time living in a townhome, and I loved it! It was clean, spacious, and equipped with a washer/dryer (super convenient!). I had always lived in apartments with secure access, so I wasn't accustomed to sleeping upstairs while the entrance door was on ground level, but I quickly became comfortable with it.

One of the standout features of this place is how well it is maintained. The backyards are always beautiful year-round, and the maintenance support is top-notch – they are available, responsive, prompt, and complete tasks with a smile. They conduct routine pest and maintenance checks, which shows how much they value keeping things in top condition.

Beyond the tangible qualities of this place, having a well-managed property that you can trust is crucial. Marisa and Brittany were incredible. The property management is on-site, and their door is always open. They are responsive, prompt, kind, and inviting – the Iowa way. If you have a concern or question, you can easily reach them via email or stop by their office, and they'll address your issues promptly. I even recommend stopping by their office for a social visit – I certainly did.

I highly recommend this place!

I am staying in this apartment for last 4 years and for our family we never felt we don’t own this. Added advantage was the excellent service. I know many apartments around where our friends stay, getting emergency service is always a matter of concern. But here , I contacted emergency service at very adverse weather situation and in the middle of night, and they always happily reached on time. The residents also formed a very peaceful community and a great place for kids to leave. Safety wise I will give five star. Thanks everyone at GVA for making us feel amazing.

I moved in this week to a tremendous townhouse at Granite Valley, and I could not be happier. Brittany and the team were really great in helping me thru the leasing process and getting me settled in for my stay here, in very quick order. They certainly went above and beyond, and I would HIGHLY recommend this upscale community if life takes you to Cedar Rapids. First class all the way, and the amenities are great, too.

I moved in mid lease with someone and the staff was incredibly friendly, helpful, and easy to work with. They communicated well with me with any issue I had and I really appreciate their kindness. I would highly recommend them to anyone looking for a genuinely well run apartment complex. The apartment was lovely and the complex was well kept at all times. Very family friendly neighborhood, and quiet too. The staff also held many event-type things and did many wonderful things to include the entire complex as a community. Overall would highly recommend.

The people that work here are the best of the best. They love their job and it shows! The maintenance guys are super friendly and helpful and wave and say hello whenever they see me - any maintenance issues are resolved promptly, efficiently and with a smile. The office always makes me feel welcome whenever I stop in and these people are FUN - I leave with a smile and think these people are my new best friends when I leave. They do activities and give aways all the time. The location is great and the property is clean. If you are looking for an apartment - I would not hesitate - LIVE HERE! There are apartments less expensive but do you want Cheap or do you want NICE (and hassle free)?

I think this place is really great! Staff are very friendly and helpful. Maintenance is always on top of things. Community is very active and the staff have fun little small events each month.

The apartments/townhomes are very old however, they are working on updating them slowly. The newly updated places are very nice. The appliances are great with nice flooring and carpet. Rent is a little bit on the higher side but I say it’s worth it because of the area, staff, and community. The newer remodeled apartments/townhomes are definitely worth their price.

Now for the bad. The washer and dryers in our home are pretty old. They still work alright but they are nothing special. Also your gas bill will be through the roof because everything seems to be running off gas.

The worst thing about both the apartments and townhomes though are for sure the windows. The windows are a single pane and uninsulated. They are VERY THIN. This means that they let in a ton of cold air in the winter. I also am willing to bet it’s the same for the summer. There is no sealing around the windows too. You can always hear people walking or doing things outside because of this. This doesn’t bother me a ton because of the other benefits we get from living here, but it’s definitely noticeable.

Edit: The reply to my review let me know that the staff are willing to work with me on the issues I’ve stated. This is excellent service and it looks like there is a solution to the window leakage. I’m changing my review from four stars to five because of how the staff go above and beyond to help out their tenants!

I've really loved living here. The staff is always reliable and helpful, and the maintenance crew is also very responsive which I appreciate. The cost might be a little higher than average, but the amenities are great. The area is also fantastic!

I've lived here for over 3 years and have been very happy with it! The managers and maintenance teams are good communicators and respond to needs quickly. The apartments are kept in great condition and have regular inspections to stay safe and up to code. I feel the rent is worth the quality of living you get here. Location is convenient too!

This apartment community is a gem! I moved to another state and was sad to say goodbye to such wonderful management and staff. The maintenance crew are great at what they do and very hard working. The landscape is beautiful and the apartments are very well maintained. With a shopping center near by, friendly neighbors, and a safe community, I was proud to call it home. Thank you Granite Valley for the amazing memories.
