I called David Zachos from New York when I knew nothing about Sarasota. He gave me the clearest possible account about the town, the real estate market, and details about the buying process. I visited Sarasota with him in the Fall of 23 and after meeting David I was certain that he was the most qualified person to work with and Sarasota was the place I wanted to live. I came back in the Spring of 24. David had a detailed summary of all possible properties that met my needs. He was tireless in driving me around, showing many houses, and sharing with us the advantages and limitations of each house. In just 2 days we found the house we wanted, and by the end of the day I had a signed contract thanks to David’s competent mediation. From that point on David and his son Ryan (also a real estate agent) has been in contact with me and guided me not only in the closing process but in everything else I needed. Buying a new home was never easier
I am writing today about my wonderful experience buying a new condo with Ryan Zachos. He was available to me morning, noon, and night to answer questions and assist in every step of the process. Buying a condo can be an interesting endeavor, considering the association rules involved, etc., but Ryan's tireless work ethic made it a smooth and easy transaction. He went above and beyond for us and I can't recommend him highly enough.

Ryan Zachos was wonderful to work with. As a real estate broker, I have high expectations. Ryan delivered. He listened to what we wanted, stayed on top of the details, and found the perfect home for us.

We worked with Ryan at Zachos Realty to buy a 2nd home in Florida, and it was a great experience. I wasn't sure how difficult it would be to buy a home remotely in such a competitive market, but Ryan made the process go very smoothly by sending us a lot of choices and checking in frequently. After being frustrated with the high cost of coastal communities from New Jersey (our home state) to Virginia Beach, we decided to explore Florida for our second home. We had been to Marco Island and Naples, but had not been anywhere else on the West Coast. We decided to take a week-long trip starting in Cape Coral and ending just south of Sarasota.
We wanted to find a realtor who was knowledgeable about the area and we found a nice YouTube video by Nick Castenir on Englewood, a town we wanted to explore more. We called him and told him what we were looking for in a home, and he started sending us homes daily by email that fit our criteria.
We picked about 15 that we wanted to see over a two day period. While we were there, we added a few. Nick didn't bat an eye to the extensive list, and eagerly took us on to the next house after the next house. The problem was my wife and I could not agree about any of the homes we saw. Nick was very patient and understanding and suggested a few new areas and homes he thought might please both, to no avail.
We had booked a room in The Inn at the Beach in Venice for our last night on the West Coast. We were going to relax a bit there and the next day drive to Delray Beach and look there. Well we fell in love with Venice Island and that night started looking at homes there on Zillow. We called Nick that night and told him we had changed our plans and wanted to know if he could help us out one more day. He didn't hesitate and started calling and got us three homes to see, one of which was the one we purchased.
The sales process was a bit contentious with a difficult realtor on the other side, and Nick was a trooper and guided us through it and passed two times that I thought the deal was dead. We love our new house are so happy he did!
He also got us an A++ home inspection company which caught some material things the seller had to fix before closing. Some realtors might do the opposite to minimize anything that might kill the sale.
Buyers need a trustworthy realtor with a lot of local knowledge, especially out of state buyers. Nick continues to help us with things when we are not in Florida. He is invaluable!

Coming from California, we required a real estate team that understood our requirements, knew the market, and would make appropriate recommendations. The Zachos team guided us through the purchase of a new construction home with a local builder. During the build, they provided support for a 1031 exchange and helped us to find and purchase a third home while we waited for our home to be completed. They are professional and responsive. The Zachos team took excellent care of us. Our land was a difficult one to sell because of the wetlands issues. David kept working with land agencies to find out what was possible and what needed to be dealt with before someone could build. He kept us fully informed and was able to find a good buyer who could take advantage of all his research. I plan to work with them in the future to find a place for us to live in that area.
