Best landlord you could ever work with. Unit was upgraded so I left it as such after 2.5 years and was so happy when they recognized my efforts.

Great property management company. Gina has been incredibly helpful since the beginning! Maintenance requests are handled promptly, and always give me a heads up when heater or gutters need to be serviced. Will look for additional properties with Acorn + Oak in the future!

I had the pleasure of working with Anna B. on the A & O team to view a couple of rental properties that I was considering. At all times Anna was accommodating, considerate, and very responsive as she handled all of my questions with ease. The properties were all over Durham and she was punctual arriving to each of them. My current property manager is located in Raleigh (my property is in Durham). They don’t know much about the area where my house is located at. Ellyssia has numerous properties in Durham and is extremely familiar with the neighborhood my house is in. She actually sold a house in that neighborhood years ago when she was on the sales side! I am confident when I make the switch, Ellyssia will be the manager I use.

I first became a tenant of Acorn + Oak at a property near NC State Campus in 2020. I picked A+O simply because they had a room available for cheap. My initial rent was $500. Now, in 2024, they have raised the rent a few times. As of January of this year they are charging me $555 for my space (a different building from 2020, but still the same area). It's remarkable that in a country where increasing rent prices are a national issue I have had consistent, low rates for nearly five years.

Maintenance, which is not required frequently, has never been an issue. A+O promptly resolves any and all requests for maintenance on the property.

I have worked with two property managers in my time, Maesha and Yanisa; both of whom were remarkable, friendly, and efficient in their roles.

Recently I received word that A+O was selling my unit to a new landlord and I could not be more devastated. While I am cautiously optimistic about my new arrangement, the sad fact is that in this day and age landlords are constantly held out as being greedy, opportunistic, and willfully ignorant of the issues of their tenants. I am loath to lose such compassionate and competent landlords and can only hope this new company is a cut above the ones I hear about on my social media.

If you are reading this because you are considering an A+O property, please take my words to heart. I may have to live this next year without the benefit of their services, but you have a chance to avoid that fate. By choosing an Acorn + Oak property, you are choosing the peace of mind that I have had the luxury of living with these past five years.

I had a great experience with Akorn Oak Property Management. Throughout the entire duration of my rental, the process was exceptionally smooth, and any issues were promptly addressed. I particularly enjoyed working with Jeremy Smyth, who consistently exhibited responsiveness and assisted me with every matter. I highly recommend Akorn Oak based on my positive encounter.

Actually, I am coming at this at a very different angle than most. I do HOA management in the triangle area. I have worked with a ton of property managers, most of them are totally absent in the process and very open to non-compliancy partnered with ignoring messages until they go away. I have had the distinct pleasure of working with Lisa Reitzes, who called me directly the moment she saw an issue in one of her communities, and with one of her units. She identified the problem without placing fault on anyone and then asked me how we could partner to correct the issue.

I work with a lot of people all day, lots of phone calls, lots of emails, and lots of frustration. Lisa handled the particular situation with grace and a positive communicative style. I hope to be able to work with property managers like her over and over again because it makes me want to work with them in any opportunity that allows me to do so and encourages me to take the extra step for her and her client.

Neither property management nor HOA management is easy. Lisa made my day.
Very very easy. I have no doubt that she'll do the same for a client.

Rachel at Acorn + Oak manages the property I rent. She's very responsive and transparent. She's the best property manager I've ever had and every time she says she's going to do something, she does it and she does it in exactly the timeframe she says she will. Rachel is very reliable, pleasant, knowledgeable, and respectful. I'm glad to have a property manager I know I can trust.

We had a good experience renting a townhome with Acorn and Oak for 3 years and will honestly say that it was all because of Johnny Farfan! Whenever we had an issue the property management were fairly quick to respond to get maintenance companies out. When our ac went out in the middle of the summer in NC the maintenance people were taking a long time and we contacted Johnny directly and he got responses and movement within the day or so and kept us up to date about what was going on and trying to find more immediate solutions while things were being fixed. The home was great- the management of that property by Acorn and Oak was great. Always informing us of things going on (pressure washing, community issues,etc.). Moving out was also very smooth and they were helpful up to the end.

We just started living in one of their rental properties and love Acorn and Oak. Our property manager Ashley Morgan is very responsive and easy to work with. They made the hectic move-in schedule very pleasant and easy. I also like their online tenant portal. It is updated, modern, and has an excellent overall user experience. Hopefully, our experience will continue to be a success.

I inquired about property management awhile back. I wasn’t ready yet, but Ellyssia has made sure to regularly follow up with me to see if there is anything she can help me with. I know she will be a great manager once I am finally ready to get started.

Wonderful experience throughout! We worked with Cheyenne for our rental and the process could not have been smoother! It was our first time renting and Cheyenne was incredibly responsive and answered all of our questions thoroughly. I wouldn’t hesitate to work with A+O and Cheyenne again whether we’re renting or buying!

For the last 9+ years we have been renting properties both in the US as well as abroad. Working with A+O, and especially with Jeremy Smith as our property manager has been a pleasant experience. The company (property manager, the support/maintenance team) have been very responsive and listened well to our concerns (which have been rare fortunately) or the occasional question. It also warrants to mention that I find the property manager to represent the landlord in a very professional manner as well. Their app (AppFolio Portal) is very easy to work with. All in all, good experiences so far!

We have had a great experience with Acorn & Oak. The application/showing process was easy, and they were always willing to respond quickly to any questions. Ariel has been extremely kind and helpful while moving in, and willing to help us with a key situation. They have been awesome!
