Sheila and Ivy were very helpful during the move in process and continue to be helpful if you have a question or a concern. The maintenance staff does an awesome job maintaining the property and my building is peaceful at all times, which is wonderful to come home after a long day at work. The valet trash service is a time-saver, and the 24-Hour Fitness Center has everything you need to get in a productive workout.

The Edison Blue Springs was the perfect place at the perfect time for my brother as he moved from Florida to Blue Springs. Ivy, Sheila and the maintenance staff were each very helpful and ensured that all was in order at all times. The buildings are clean and inviting and the grounds are impeccable! They have built a wonderful community! The Edison is a beautiful place to call home!

The leasing agents are awesome! Especially Ivy! She went beyond to help me navigate for my apartment approval! Can't wait to move! I hope there are pool parties with the other tenants to meet them!

Was able to call and get a tour and sign a lease in under 2 hours of finding out about these apartments absolutely fell in love with them and and the office lady was so beyond helpful in every way absolutely amazed by our experience!!!!

Of the many reviews on The Edison, none quite give a comprehensive perspective. I got many "review us" reminders when my lease started in March 2024. I waited 6 months to provide a detailed analysis after being here for a while. Below is a more thorough idea of what it's like to live here.
Pros: Overall, this property is attractive, especially from the inner facing apartments. Grounds are moderately well kept, but there is a lot of erosion near sidewalks and drains. Layouts are functional and appealing. The property is a year old, so the aspect is modern and neutral with new appliances and fixtures. There is a pickleball court, a dog park, a small pool, a weight room, secure package delivery room, common areas with grills and firepits, a game room and other nice amenities for the residents. A sidewalk circles the property that makes for a nice walking path. Location is convenient to I-70 and Hwy 7. There are restaurants, groceries and shopping nearby. Pricing is comparable to most equivalent apartment homes. There are many polite and friendly tenants. The buildings have fob security, and they only work for your specific building. There’s a 10 o’clock “quiet” curfew in place, although as with any group of people you will have some who are completely inconsiderate of others, no matter the time of day or night. In general, the property doesn’t feel overcrowded. There is plenty of parking. Garages are available that are decent sized for storage or a single auto. There are regular nice events like an ice cream social or meet and greets. Leasing agent, Ivy, is great and has been patient and helpful with our myriad of questions and feedback.
Cons: It’s an apartment, so the neighbor noise is significant. My unit has one shared wall and the ceiling, but the noise from the upstairs neighbors is very loud. My daughter and her husband also rent here, and their wall noise is regularly disruptive. The appliances are fairly low-end and take some getting used to. The stove tops heat up slowly. The oven takes 15 minutes pre-heat. The fridge is rather small. Ours has to be pulled out so you can remove the drawers for cleaning. The valet trash service is $25 a month. No, you cannot opt out. It runs 5 days a week or less for holidays. I would save that $300 a year to take garbage out myself. This is a “non-smoking” campus, but it isn’t. Smoke is everywhere. A neighbor has 30 cigarette butts outside his patio, another brings a hookah pipe onto the patio for her cannabis, one has weekend parties with 3 people passing a bong for a few hours. Why sign a lease at a smoke-free property if you weren’t going to honor it? More puzzling is why it’s tolerated, but it is, and nothing is done. My daughter’s neighbor stinks up the stairwell and hallway when they walk through. Their pot smoke is so strong it comes into my daughter’s apartment. Imagine having to Febreze your 2-year-old grandson’s clothes so he doesn’t smell like weed. It seems an easy fix, but filling units seems more important than who you fill them with. Rule enforcement is varied. Kids drawing on the sidewalk in chalk? Violation. Smoking a fat blunt in your apartment? Ignored. Giant dogs on upper floors? Disregarded though large dogs are first floor only. A tag 10-days out of date? Violation. An apartment over the max tenancy? Overlooked. Maintenance response is so-so. Some things are attended quickly, others not. My daughter’s fuse box kept tripping the A/C. Sometimes 5 times a day. After six maintenance requests and inquiries and 2 months, it finally got fixed. My son’s bedroom door latch took over a month and 2 reminders to get fixed. There is a 24-hour notice before entering apartments. For regularly scheduled maintenance, it's good. For one-offs, not so much. My son-in-law thought someone had broken in one day. It was someone looking at their counter. No notice. I sent pictures about a hole near a sidewalk that my grandson had fallen in twice. My wife followed up in person. After a month, nothing. I filled the hole myself, so someone didn’t get hurt. Overall, I say 3 1/2 stars.
