I was a caretaker at the College Drive Townhomes for 2 years and then worked as a leasing agent for another 2 years in the Brainerd Site Office. Beth, the property manager, is very attentive and kind yet firm when she needs to be. Rhea, the leasing agent that does all move-ins, is exceptional in all aspects of her job and Connie, the receptionist, is always warm, kind and knowledgeable. Most of the caretakers at the properties are wonderful at getting things fixed in timely manner and making sure the properties are always clean and presentable. Grass is mowed at least weekly in the summer and snow is always removed promptly in the winter.
Yes, security deposits get taken when some tenants move-out but never without proper cause. Yes, lease violations are given to tenants but never without proper cause. This is the nature of renting and whether or not you choose to be a tenant who follows the rules, comply with reporting damage in your unit, etc. Tenants are made aware of all House Rules and what is in their lease at move-in, some just choose to ignore them. And, as we all know, this happens anywhere you rent.
All-in-all, the owners, upper management and office staff are wonderful and this is truly a great group of people that are passionate about what they do and genuinely care about providing safe, affordable housing to those who need it. If I ever end up needing low-income or affordable housing again, I would absolutely rent from them.

They are terrible to work with, they don’t care about you needs but when they need something from you it has to be done ASAP. They don’t follow what they print in their lease at all!!!

Lived there years ago during co vid, and now they're sending a collection agency after me, because supposedly I owe 2000 dollars rent . During co vid, there was rental relief for people, and I had it, and it paid my rent twice, and then I lost my job, and ok, so never rent from them ever, they are a piece of work, they re certified me 5 times in one month, so, yeah, I never rent from them, especially if your very disabled, because if they see that, they'll see a chance to take advantage of you, and they will recertify you and recertify you you move out

This company is bad news. Steer clear. They have an effective application fee of over $1000. They make you sign a preapplication agreement, then an application (which is another $100) that holds a month's worth of rent. After you are accepted they lock you into that monetary commitment to them. They try to inflict as much financial pain as possible to deter you from applying elsewhere while searching for apartments.

We entered into this "preapplication" agreement for an apartment that we were told directly by an agent that it was available in November. After we were accepted (and locked in our deposit of $1200) they pulled the rug out from us and said the apartment wasn't ready until half way through December. We had to move sooner for a job...a month sooner. We ended up searching for other options and found immediate availability elsewhere (which was promised to us by the agent with DW Jones originally). Unfortunately the agent saw that as us breaking a made up agreement to move in, though no lease was signed. They in poor faith kept all of our money.

This was a classic case of bait and switch with false advertisement of the availability to lure us in and entrap us into this preapplication agreement. The whole situation is shady and feels criminal.

Don't even look at their website or they might find a way to extort money from you. Terrible, terrible way to run their business.

I will never try to rent here again. they are not giving our money back. so they are taking food from my daughter's mouth and it's not right.
